HomeMy WebLinkAboutPC Resolution 86-36~ RESOLUTION P.C. 86-36 1 2 1 IA RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, RECOMMENDING AMENDMENTS TO THE ZONING OR- 3 I IDINANCE FOR CONSISTENCY BETWEEN THE ZONING ORDINANCE AND THE CON­ DOMINIUM ORDINANCE. 4 5 WHEREAS, the Planning Commission held public hearings on July 6 11 1, 1986, and July 15, 1986 to consider this matter and made the 7 1 lfollowing Finding: 8 111. The proposed amendments will result in consistency between 9 11 the Zoning Ordinance and the Condominium Ordinance; 10 11 2. The minimum lot width should be consistent in all multi-unit 11 11 residential zones. 12 13 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 14llof the City of Hermosa Beach does hereby recommend approval of 15 the 16 1. 17 18 19 20 21 22 23 24 25 26 27 28 following amendments to the Zoning Ordinance: Sections 507,557, and 607 shall be amended to read: "There shall be a minimum of two hundred (200) square feet of usable open space per dwelling unit. (1) 50% or more of the required open space shall be directly accessible to each unit and solely for private enjoyment and use by a specified unit. (2) Private and common open space may be covered up to 50%, but shall not be enclosed on more than 2 sides. (3) The minimum dimension of open space areas shall be seven (7) feet. (5) Private open space areas may include patio, pool, spas, balconies, garden, and deck areas over non-living area." (6) Refer to Article 7. 2 for additional requirements for condominiums. Section SOl(a) shall be amended to add the wording "Refer to Article 7.2 for additional height requirements for condominiums." Section 551(a_) shall be amended to add the wording "Refer to Article 7.2 for additional height requirements for condominiums." Section 600(4) shall be amended to read as follows: "Con­ domimiums. (Refer to Article 7.2 for additional condominium requirements.)" Section 601 shall be amended to add the wording "Refer to Article 7.2 for additional height requirements for condominiums." Sect ion 602 shal 1 be amended to add the wording "Refer to Article 7.2 for additional front yard requirements for condominiums." Section 700(1) shall be amended to add the wording "Refer to Chapter 7.2 for additional requirements for condominiums." Section 701 shall be amended to add the wording "Refer to Article 7.2 for additional height requirements for condominiums."
