RESOLUTION 86-41 1 2 11 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH APPROVING A CONDITIONAL USE PERMIT, TENTATIVE TRACT MAP 3 11 #17679, AND NEGATIVE DECLARATION FOR A 2-UNIT CONDOMINIUM PROJECT AT 429 BAYVIEW DRIVE. 4 5 WHEREAS, the Planning Commission held a public hearing on September 2, 1986 to consider this matter and made the following 6 II •• Findings: 7 II 8 111. 9 10 112. 11 12 11 3. 13 14 , 14. 15 16 115. 17 18 19 11 6. 20 21 22 The map is consistent with applicable general and specific plans; The site is physically suitable for the type and density of the proposed development; The subdivision or type of improvements are not likely to cause substantial environmental damage; The subdivision or type of improvements is not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consis­ tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; 23 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission 24 of the City of Hermosa Beach, California, does hereby approve a 25 two-unit condominium located at 429 Bayview Drive subject to the 26 following conditions: 27 111. 28 Project shall meet all construction standards in Chapter 9.5- 1 through 9.5-28 of the Condominium Ordinance. -1 - .- '/~,, ._;I' 1 2 3112. 4 5 II 3. 6 7 114. 8 9 10 11 12 13 5 . 14 6 • 15 16 17 11 7. 18 19 A. CC&R's in compliance with Section 9.5-25 shall be sub­ mitted and approved prior to issuance of Building Permits. B. CC&R's shall be recorded with the County Recorder prior to approval of the final parcel map. The project shall comply will all requirements of the Public Works Department and Fire Department. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval to the Planning Director. Three (3) copies of a plans, including site, elevation, floor, and landscape plans, which are consistent with the conditions of approval of the Conditional Use Permit, shall be submitted for approval to the Planning Department prior to issuance of any Building Permits. A. An automatic landscape sprinkler system shall be provided. B. The type, quantity, and size of plant materials shall be noted on the landscape plans. Elevations shall be as shown on submitted plans. The Conditional Use Permit and approval of the Tentative Tract Map shall become null and void within twenty-four (24) months from the date of approval unless the map is finaled and the project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration. A deed restriction shall be recorded with the Los Angeles County Clerk-Recorder limiting the maximum number of dwelling units on the property to two.
