A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 BEACH, CALIFORN I A, APPROVING A REQUEST FOR A VARIANCE FOR A
STAIRWAY ENCROACHMENT INTO THE REQUIRED PARKING AT 530-532
3 TWENTY-FIFTH STREET.
4 WHEREAS, the Planning Commission held a hearing on this
5 matter on November 18, 1986, and made the following Findings:

There are exceptional circumstances related to the
property in that a substantial grade difference from
west occurs which will prohibit the relocation
bathroom door because of underflooring plumbing.

The variance will preserve a substantial property right of
access to the unit from the garage, which has been granted to
other property owners within the vicinity for lots of similar
size, shape, and location.
No evidence, reason, or factual data has been found which
indicates that this variance will be materially detrimental
to the public welfare or injurious to the property or
improvements in the vicinity and zone in which the property
is located.
The granting of this variance will not conflict with any of
the goals, objectives, policies or provisions of the General
Pland and therefore, is not detrimental to the implementation
of the General Plan.
17 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
18 of the City of Hermosa Beach, California does hereby approve a
