HomeMy WebLinkAboutPC Resolution 86-55.. - 1 2 3 4 5 RESOLUTION P.C. 86-55 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE TRACT MAP 44937, AND A NEGATIVE DECLARATION FOR A 10-UNIT CONDOMINIUM PROJECT AT 829-833 FIFTH STREET. WHEREAS, the Planning Commission held a public hearing on this 6 11 matter on December 2, 1986 and made the following Findings: 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. 2. The proposed development is consistent with applicable specific and general plans; The proposed project will not adversely impact surrounding residents and properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit, Tentative Tract Map 44937, and a Negative Declaration for a 1O-unit condominium project at 829-833 Fifth Street subject to the following conditions: 1. 2. 3. The project shall meet all construction standards in Chapter 9.5-1 through 9.5-28 of the Condominium Ordinance. a. b. Covenants, Conditions, and Restrictions in compliance with Section 9.5-25 of the Condominium Ordinance shall be submitted and approved prior to the issuance of building permits. Covenants, Conditions, and Restrictions shall be recorded with the Los Angeles County Recorder and the document shall indicate that once it is recorded it shall be sent to the City. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted to the Planning Director for approval. Landscape planters shall be as shown. a. b. An automatic landscape sprinkler system shall be provided. The type, quantity, and size of plant materials shall be indicated. -1 - r ... 1 " 4. 2 3 11 s. 4 5 11 6 . 6 117. 7 8 118. 9 10 11 11 9. 12 13 At the time of the Building Permit Plan Check, elevations confirming the specific height of the development shall be submitted to the satisfaction of the Building Director. All Public Works and Fire Department requirements shall be met including a fire hydrant on the southeast corner of Fifth Street and Pacific Coast Highway. The applicant shall sign an "Acceptance of Conditions" form prior to the issuance of building permits. The applicant shall provide ten per cent (10%) of the site area in open space which shall be to the satisfaction of the Planning Director. Three copies of plans, including site, elevation, floor and landscape plans which are consistent with the conditions of approval shall be submitted for review and approval to the Planning Department prior to the issuance of building permits. This Conditional Use Permit and approval of the Tentative Tract Map shall expire 24 months from the date of approval if the project is not implemented.
