1 II A RESOLUTION OF THE PLANNING COMMISSION RECOMMENDING AMENDING THE
2 11 GENERAL PLAN FOR VARIOUS AREAS WITHIN THE CITY AS SHOWN ON THE
ATTACHED EXHIBITS A THROUGH E.
3 WHEREAS, the Planning Commission held a public hearing on
4 11December 2, 1986 and made the following Findings:
5 1. The subject properties are inconsistently General Plan
6 designated and/or zoned;
7 11 2. The State Law requires consistency between zoning and the
8 General Plan;
9 11 3. Redesignating, and/or rezoning the subject properties as

indicated on the attached Exhibits A through E will result in
consistency between the zoning and General Plan;
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission
14 of the City of Hermosa Beach, California, recommends amending the
15 General Plan for various areas as shown on the attached Exhibits
16 and described as follows:
17 11 SW Area IVA, (Exhibit A) Redesignate from High Density
18 Residential to Neighborhood Commercial.
19 described as Lots 12 and 13 of Tract 1122.
This area is legally
20 SW Area V, (Exhibit B) Redesignate from General Commercial to

Neighborhood Commercial. This area is legally described as Lots
l,2,3,4,5,6, and 7, Block 41, 1st Addition to Hermosa Beach
23 Tract; and Lots 1,2,3, and 4, Block 42, 1st Addition to Hermosa
24 Beach Tract.
25 SW Area VI, (Exhibit C) Redesignate from High Density Residential
26 11 to Neighborhood Commercial. This area is legally described as

Lots 8,9,10,11,12 and 13, Block 2, Hermosa Beach Tract; and Lots
12,13 and 14, Block 3, Hermosa Beach Tract.

SW Area VII, (Exhibit D) Redesignate from Medium Density
1 Residential to High Density Residential. This area is legally
2 11 described as Lots 1, 2, 3, 4, 5, 6, 8, 9, 10, 11, 12, 13, 14, 15,
3 16, 17, 19, 20, and 21, Block 1, Hermosa Beach Tract, and Lot 1
4 11 of Parcel Map No. 31372.
5 11 SW Area I , (Exhibit E) Redesignate from Medium Density
6 Residential to High Density Residential. This area is bounded on
7 the south by the City limits, on the north by 5th Street, on the
8 east by the easterly property 1 ines of lots 1, 22, 33, 53, 68,
9 85, 100, 115, 124, 140 and the east property 1 ine of the west
IO half of lot 146 of Walter Ranson Company Venable Place Tract and
11 on the west by Ardmore Avenue.
