2 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PE~MIT, TENTATIVE
3 TRACT MAP #18449, AND A NEGATIVE DECLARATION FOR A THREE-UNIT
CONDOMINIUM PROJECT AT 1401 MANHATTAN AVENUE.
4 WHEREAS, the Planning Commission held a public hearing on January
5 20, 1987 to consider this matter and made the following Findings:

The map is consistent with applicable general and specific
plans.
The site is physically suitable for the type and density of
the proposed development.
The subdivision or type of improvements are not likely to
cause substantial environmental damage.
The subdivision or type of improvements are not likely to
cause serious public health problems.
The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision.
Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment.
16 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Hermosa Beach, California, approving a Conditional
17 Use Permit, Tentative Tract Map #18449, and a Negative
Declaration for a three-unit condominium project at 1401
18 Manhattan Avenue subject to the following conditions:
19 1. Project shall meet all construction standards in Article
7.2-1 through 7.2-6 of the Zoning Ordinance, pertaining to
20 Condominiums.
21 2. Covenants, Conditions, and Restrictions in compliance with
Section 7.2-5 of the Zoning Ordinance shall be submitted to
22 the Planning Department and approved prior to issuance of any
Building Permits.

3. The proposed development shall substantially conform with
24 submitted plans including all architectural features; any
modifications shall be submitted for approval to the Planning
25 Director.
26 4. Three copies of plans, including site, elevation, floor, and
landscape plans, which are consistent with the conditions of
27 approval of this Conditional Use Permit, shall be submitted
for review and approval by the Planning Department prior to
28 issuance of any Building Permits.
a. An automatic landscape sprinkler system shall be
provided and noted on the plans.

The type, quantity, and size of plant materials shall be
noted on the landscape plans.
The floor plans shall be revised to show required
storage area.
The plans shall be revised to note fire protection
sprinklers in the trash area.
Elevations shall be as shown on submitted plans, and any
proposed modifications shall be submitted to the Planning
Director for review and approval.
Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Section 1227 of the Zoning
Ordinance.
The Conditional Use Permit and approval of the Tentative
Tract Map shall become null and void within twenty-four
months from the date of approval unless the map is finaled
and the project is implemented. The applicant may apply in
writing for an extension of time to the Planning Commission
prior to the date of expiration.
