HomeMy WebLinkAboutPC Resolution 87-13RESOLUTION P.C. 87-13 l A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE TRACT MAP #18414 AND A NEGATIVE DECLARATION FOR A TWO-UNIT 3 CONDOMINIUM AT 645 -1ST PLACE. 4 WHEREAS, the Planning Commission held a public hearing on 5 February 17, 1987 to receive written and oral testimony regarding 6 this matter and made the following Findings: 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 A. The subject property is adequate in size and shape for the proposed development; The project conforms to applicable general and specific plans; The imposition of conditions will mitigate any impacts associated with the project; NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH DOES HEREBY RESOLVE AS FOLLOWS: The proposed development shall be in substantial conformance with submi tt ed plans; any modifications shal 1 be submitted for approval by the Planning Director. a. Private open space shall be provided by either increasing the minimum dimensions of the proposed decks to seven (7) feet, or by other means to the satisfaction of the Planning Director. The project shall meet all requirements of the Condominium Ordinance. a. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shal 1 be submitted and approved by the Planning Director prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R's shall be submitted to the Planning Director prior to the approval of the Final Map. c. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Plan Check. There shall be compliance with all requirements of the Public Works Department and Fire Department. Three (3) copies of a landscape plan indicating size, type, and quantity of plant materials shall be submitted for review -1 - ,,. .,. • 1 2 3 5 . 4 5 6 6. 7 and approval by the Planning Director prior to issuance of any Building Permits. a . An automatic landscape sprinkler system shall be provided. Elevations shall be as shown on submitted plans; any modifications shall be submitted to the Planning Director for review and aproval. a. Corrected elevations and more detailed elevations of the east side shall be submitted.
