HomeMy WebLinkAboutPC Resolution 87-20( 1 2 3 4 5 RESOLUTION P.C. 87-20 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, REOMMENDING APPROVAL OF A PRECISE PLAN FOR 1514 PACIFIC COAST HIGHWAY, HERMOSA BEACH, CALIFORNIA. WHEREAS, the Planning Commission of the City of Hermosa Beach reviewed this matter on April 7, Findings: 1987 and made the fol lowing 6 A. The Precise Plan was approved in conjunction with a zone 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 B. C. 2. 3. 4. change of the rear lot of the subject property; The applicant at the time of the zone change indicated that he intended to construct a building addition in the future; The Planning Commission finds that a Precise Plan is required by the Zoning Ordinance for property designated 11 C-Potential 11 , and the subject property has said designation; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach does hereby recommend approval of a Precise Plan subject to the following conditions: A Covenant or an equally adequate document prohibiting the separation, sale and/or lease of individual lots which constitute the overall subject property as shown on submitted plans shall be recorded prior to the issuance of Building Permits. Development shall substantially conform with the submitted and approved plans and all of the following conditions. A minimum of five (S) parking spaces shall be provided. a. b. C. d. Spaces shall be striped and have minimum dimensions of 8 1/2' X 18'. The parking area shall be paved and any cracks and/or potholes shall be repaired. Parking area shall be maintained in a neat and clean manner, and for the sole use of customers, owners, and employee vehicles. Storage of vehicles including boats, campers, or similar shall be prohibited. The area noted on submitted plans as "ivy planted area" shall be landscaped, and in addition, a minimum five (5) feet -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 '--" 28 landscaped buffer (Zoning Ordinance required) shall be provided along the entire east property line. a. Ice plant or similar material will be acceptable in the "ivy planted area". b. Plant material which will form a hedge or similar buffer shall be provided along the east property line. c. All weeds, crab-grass and similar items shall be removed from the landscaped area. d. Three (3) copies of landscape plans shall be submitted to the Planning Director for review and approval. 5. The existing wooden shed constructed without benefit of a permit shall be removed prior to obtaining Building Permits. 6. A trash enclosure shall be provided in a location reviewed and approved by the Planning Director and in compliance with the Municipal Code. 7. Three (3) copies of revised plans, in conformance with the above conditions, shall be submitted prior to obtaining Building Permits. 8. Any modifications to the approved Precise Plan requires Planning Commission review and approval.
