RESOLUTION P.C. 87-21
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT, TENTATIVE
TRACT MAP #17663 AND A NEGATIVE DECLARATION FOR A 3 UNIT
CONDOMINIUM PROJECT AT 1430 HERMOSA AVENUE.
WHEREAS, the Planning Commission held a public hearing on
April 7, 1987 to receive oral and written testimony regarding
this matter pursuant to applicable law; and
WHEREAS, a Negative Declaration was filed in compliance with
all CEQA requirements and the City of Hermosa Beach guidelines,
finding no significant environmental impacts associated with this
project; and
WHEREAS, the Planning Commission made the following Findings
with regard to this application:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-3 and is physically suitable for the type
and density of the proposed development;
C. The subdivision or type of improvements are not 1 ikely t
cause serious public health problems;
D. The subdivision or type of improvements will not conflic
with easements, acquired by the public at large, for acces
through or use of property within the proposed subdivision;
E. Design of the proposed subdivision is compatible an
consistent with applicable elements of the City's Genera
Plan, and is compatible with the immediate environment;
F . The project will conform to all zoning and condominiu
criteria and will be compatible with neighboring residentia
properties;

NOW, THER EF OR E , BE IT RESOLVED that the Planning Commissio
of th e Cit y of Hermosa Beach, California, does hereby approv
a Conditional Use Permi t and Tentative Tract Map #1763
subject to the following conditions:
1. The proposed development shall be in substantial conformanc
with submitted plans; any modifications shall be submi tte
for approval by the Planning Director.
2 . The project shall meet all requirements of the Condominiu
Ordinance.

Covenants, Conditions, and Restrictions in complianc
with the Condominium Ordinance shall be submitted an
approved by the Planning Director prior to the issuanc
of Building Permits.
Proof of recordation of approved CC&R's shall b
submitted to the Planning Director prior to the approva
of the Final Map.
Requirements of Section 7.2-6(G) shall be shown o
structural plans and reviewed at the time of Buildin
Department Plan Check.
3. There shall be compliance with all requirements of the Publi
Works Department and Fire Department.
4. An additional guest space shall be shown on r e vi sed plan
(the rear 17' setback may be utilized for this purpose).
5. The removal of full baths from Uni ts A and B and only
shower adjacent to the den on the ground floor shall be show
for Units A and Bon revised plans.
6. A provision shall be made for a trash facility for all unit
as required by Code.
7. Three (3) copies of a landscape plan indicat i ng size, type
and quantity of plant materials shall be submit ted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
a. An automatic landscape sprinkler system shall be
provided.

modifications shall be submitted to the Planning Director for

a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satel 1 i te dish antennas and/or similar equipment shal 1
comply with the requirements of Section 1227 of the Zoning
Ordinance.

10. Three (3) copies of plans, including site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
11. The Conditional Use Permit and approval of the Tentative
Tract Map shall become null and void in twenty-four months
from the date of approval unless the map is finaled and the
project is implemented. The applicant may apply in writing
for an extension of time to the Planning Commission prior to
the date of expiration.
6 12. An "Acceptance of Conditions" form shal 1 be executed and
submitted to the Planning Department prior to the issuance of
7 any Building Permits.
