HomeMy WebLinkAboutPC Resolution 87-271 ( ' 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 87-27 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #18588 FOR A 2-UNIT CONDOMINIUM PROJECT AT 511 ELEVENTH STREET. WHEREAS, the Planning Commission held a public hearing on May 5, 1987, to receive oral and written testimony regarding this matter pursuant to applicable law; and WHEREAS, this project was deemed categorically exempt in regards to CEQA requirements and City of Hermosa Beach guidelines; and WHEREAS, the Planning Commission made the following Findings with regard to this application: A. The map is cons is tent with applicable general and specific plans; B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. The subdivision or type of improvements are not likely to cause serious public health problems; D. The subdivision or type of improvements wi 11 not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; E. Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; F. The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve -1 - 1 a Conditional Use Permit and Tentative Parcel Map 1118588 subject to the following conditions. 1. The proposed development shall be in substantial conformance 2 with submitted plans; any modifications shall be submitted for approval by the Planning Director. 3 2. The project shall meet all requirements of the Condominium 4 Ordinance. 5 6 7 8 9 a. b. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shal 1 be submitted and approved by the Planning Director prior to the issuance of Building Permits. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. There shall be compliance with all requirements of the Public 10 Works Department and Fire Department. 11 4. The existing curb cut shall be removed and replaced with sidewalk per Public Works approval to create new on-street 12 parking to replace the parking area lost because of the new curb cut. 13 5. Three (3) copies of a landscape plan indicating size, type 14 and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to issuance of 15 any Building Permits. 16 17 a. An automatic landscape sprinkler system shall be provided. 6. Elevations shall be shown on submitted plans; any 18 modifications shall be submitted to the Planning Director for review and approval. 19 20 21 a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 7. Any sa tel 1 i te dish antennas and/ or similar equipment shal 1 22 comply with the requirements of Section 1227 of the Zoning Ordinance. 23 8. Three (3) copies of plans, including site, elevation, floor 24 and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be 25 submitted for review and approval by the Planning Director prior to issuance of any Building Permits. 26 27 28 9. The Conditional Use Permit and approval of the Tentative Parcel Map shall become null and void in twenty-four months from the date of approval unless the map is finaled and the project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration. -2 - 1 10.
