HomeMy WebLinkAboutPC Resolution 87-311 2 3 4 RESOLUTION P.C. 87-31 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP //18702 FOR A 2-UNIT CONDOMINIUM PROJECT 315-317 MONTEREY BOULEVARD, AKA 320 BAYVIEW DRIVE. WHEREAS the Planning Commissin held a public hearing on May 5 19, 1987, to receive oral and written testimony regarding this 6 matter pursuant to applicable law; and 7 WHEREAS this project was deemed categorically exempt in 8 regards to CEQA requirements and City of Hermosa Beach g guidelines; and 10 WHEREAS the Planning Commission made the following Findings 11 with regard to this application: 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 A. The map is consistent with applicable general and specific plans; B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. D. The subdivision or type of improvements are not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; E. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; F. The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Tentative Parcel Map #18702 for -1 - a 2-unit condominium project at 315-317 Monterey Boulevard subject to the following conditions. 1 1. The proposed development shall be in substantial conformance with submitted plans; any modifications shal 1 be submitted 2 for approval by the Planning Director. 3 2. The project shall meet all requirements of the Condominium Ordinance. 4 5 6 7 8 9 10 11 12 a. b. c. Covenants, Conditions, and Restrictions in comp! iance with the Condominium Ordinance shall be submitted and approved by the Planning Director prior to the issuance of Building Permits. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. Requirement of Section 7.2-6(H), Sound, Insulation, shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 1) The minimum insulation between floor and ceilings of the rooftop deck shall have an S.T.C. rating of 58. 13 3. There shall be compliance with all requirements of the Public Works Department and Fire Department. 14 4 . Three (3) copies of a landscape plan indicat i ng size, type 15 and quantity of plant materials shall be submi t ted for review and approval by the Planning Director prior to issuance of 16 any Building Permits. 17 18 19 20 21 22 23 24 25 26 27 28 a. An automatic landscape sprinkler system shall be provided. 5. Elevations shall be shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 6. Any satellite dish antennas and/or similar equipment shall comply with the requirements of Sect ion 1227 of the Zoning Ordinance. 7. Three (3) copies of plans, including site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. 8. The Conditional Use Permit and approval of the Tentative Tract Map shal 1 become nul 1 and void in twenty-four months from the date of ap pr oval unless the map is finaled and the -2 - 1 project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration. 9.
