RESOLUTION P.C. 87-39
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CERTIFICATE OF COMPLIANCE FOR A
LOT LINE ADJUSTMENT FOR 522 -24TH PLACE, LEGALLY DESCRIBED AS
LOT 13, BLOCK 3, HERMOSA PARK TRACT, 437 -24TH STREET, LOT 14,
BLOCK 1, HERMOSA TERRACE TRACT.
WHEREAS, the Planning Commission held a hearing on July 7 and
a public hearing on August 4, 1987 to consider a Lot Line
6 Adjustment for the above mentioned properties and made the

following Findings:

The newly adjusted parcels will conform to all zoning
requirements of the City of Hermosa Beach;
The Lot Line Adjustment is in conformance with the General
Plan;
The Lot Line Adjustment represents no detriment to the public
interest;
This action is not subject to the State Subdivision Map Act;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a Certificate of Compliance for a Lot Line Adjustment,
subject to the following conditions:
The fence along the rear of 437 -24th Street shall be
relocated to the rear property line to provide the required
open space.
a. Relocation of the fence shall be verified by the
Planning Department prior to approval of the Certificate
of Compliance.
A copy of the deeds for both properties and a revised survey
map indicating the location of utility easements, water,
sewer, etc. sbal 1 be submitted prior to approval of the
Certificate of Compliance.
a. All necessary utility easements, if any, shall be
granted.
Proof of recordation of the Certificate of Compliance shall
be provided to the City of Hermosa Beach within 120 days.
