A RESOLUTION OF THE
BEACH, CALIFORNIA,
TENTATIVE TRACT MAP
546 -11TH STREET.
RESOLUTION P.C. 87-43
PLANNING COMMISSION OF THE CITY OF HERMOSA
APPROVING A CONDITIONAL USE PERMIT AND
#18790 FOR A 3-UNIT CONDOMINIUM PROJECT AT
WHEREAS, the Planning Commission held a public hearing on
July 21, 1987 to receive oral and written testimony on this
matter pursuant to applicable law and made the following
Findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-3 and is physically suitable for the type
and density of the proposed development;
C. The subdivision or type of improvements are not likely to
cause serious public health problems;
D. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
E. Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment;
F. The project will conform to all zoning and condominium
criteria and will be compatible with neighboring residential
properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve
a Conditional Use Permit and Tentative Tract Map #18790 for a
3-unit condominium project at 546 -11th Street subject to
the following conditions.
1 . The proposed development shall be in substantial conformance
with submitted plans; any modifications shal 1 be submitted
for approval by the Planning Director.

2 . The project shall meet all requirements of the Condominium
Ordinance.

Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shal 1 be submitted and
approved by the Planning Director prior to the issuance
of Building Permits.
Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
Three (3) copies of a landscape plan indicati ng size, type
and quantity of plant materials shall be submitted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
a. An automatic landscape sprinkler system shall be
provided.
Elevations shall be shown on submitted plans; any
modifications shall be submitted to the Planning Director for
review and approval.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satel 1 i te dish antennas and/or similar equipment shal 1
comply with the requirements of Section 1227 of the Zoning
Ordinance.
Three (3) copies of revised pl a ns, includ i ng site, eleva t ion,
floor and landscape plans, which are consistent wit h the
conditions of approval of this Conditional Use Permit, shall
be submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
a. Revised plans shall show required turning radius at
garages.
The Conditional Use Permit and approval of the Tentative
Tract Map shal 1 become nul 1 and void in twenty-four months
from the date of approval unless the map is finaled and the
project is implemented. The applican t may apply in writing
for an extension of time to the Plann i ng Co mmi ssion prior to
the date of expiration.
An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
any Building Permits.
