BEACH, CALIFORNIA, APPROVING A VARIANCE TO EXCEED THE MAXIMUM
2 ALLOWABLE LOT COVERAGE AT 30 -·17TH STREET, LEGALLY DESCRIBED AS
LOT 9, BLOCK 17, HERMOSA BEACH TRACT.

WHEREAS, the Planning Commission held a public hearing on
July 21, 1987 to receive oral and written testimony regarding
this mater pursuant to applicable law and made the following
Findings:

The applicant proposes to provide 68.7% lot coverage rather
than the required 65%;
The existing house and garage placement and date of
construction, requires the placement of the addi~i9n;
The addition is attempting to meet the spirit of the code by
reducing existing lot coverage, adding open space, and
increasing parking;
Present nonconformities have existed for many years;
The Variance is necessary for the preservation of a
substantial property right possessed by other properties in
the vicinity;
The variance will not be materially detrimental to the public
welfare or injurious to the property or improvements in the
vicinity and zone in which the property is located;
The variance will not conflict with the provision of, or be
detrimental to the General Plan;
NOW. THEREFORE. BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a variance to exceed the maximum allowable lot coverage at
30 -17th Street subject to the following Conditions:
The bathroom of the first floor addition shall only have a
shower.
The bathroom on the second floor of the addition shall only
have a toilet and a sink.

The required garage area shall be maintained clear of any
obstructions.
Al 1 Public Works and Fire Department requirements shal 1 be
complied with.
A deed restriction shall be recorded limiting the use of the
site to a single family dwelling.
