RESOLUTION P.C. 87-46 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #18835 FOR A 2-UNIT CONDOMINIUM PROJECT AT 3 1026 SUNSET DRIVE, LEGALLY DESCRIBED AS LOT 27, TRACT 1516. 4 WHEREAS, the Planning Commission held a public hearing on 5 August 4, 1987 to receive oral and written testimony on this 6 matter pursuant to applicable law and made the following 7 Findings: 8 A. The map is consistent with applicable general and specific 9 plans; 10 B. The site is zoned R-3 and is physically suitable for the type 11 and density of the proposed development; 12 C. The subdivision or type of improvements are not likely to 13 cause serious public health problems; 14 D. The subdivision or type of improvements will not conflict 15 16 with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; 17 E. Design of the proposed subdivision is compatible and 18 19 cons is tent with applicable elements of the City 's General Plan, and is compatible with the immediate environment; 20 F. The project will conform to all zoning and condominium 21 22 23 24 25 2G criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach does hereby approve a Conditional Use Permit and Tentative Parcel Map #18835 for a 2-unit condominium project at 1026 Sunset Drive, subject to the following conditions: 1. The proposed development shall be in substantial conformance 27 with submitted plans; any modifications shall be submitted for approval by the Planning Director. 28 2. The project shal 1 meet al 1 requirements of the Condominium Ordinance. -1 - , . 1 2 3 4 5 6 a. b. c. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted and approved by the Planning Director prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. There shall be compliance with all requirements of the Public 7 Works Department and Fire Department. 8 4. Three (3) copies of a landscape plan indicating size, type and quantity of plant materials shall be submitted for review g and approval by the Planning Director prior to issuance of any Building Permits. 10 11 a. An automatic landscape sprinkler system shall be provided. 12 5. Elevations shall be shown on submitted plans; any modifications shall be submitted to the Planning Director for 13 review and approval. 14 15 a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 16 6. Any satellite dish antennas and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning 17 Ordinance. 18 7. Three (3) revised sets of plans, including site, elevation, floor and landscape plans, which are consistent with the 19 conditions of approval of this Conditional Use Permit, shall be submitted for review and approval by the Planning Director 20 prior to issuance of any Building Permits. Revised plans shall include the following: 21 22 23 24 a. b. Open Space to be revised to conform to Sections 602 and 7.2-6 of the Zoning Ordinance. Storage area to be designated on the plans in conformance with Section 7.2-6 of the Zoning Ordinance. 8. The Conditional Use Permit and approval of the Tentative 25 Tract Map shal 1 become nul 1 and void in twenty-four months from the date of approval unless the map is finaled and the 26 project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to 27 the date of expiration. 28 9.
