RESOLUTION P.C. 87-56
1 RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
2 TENTATIVE PARCEL MAP #18853 FOR A FOUR UNIT CONDOMINIUM PROJECT
3 AT 1550 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 9 AND A PORTION OF
LOT 40, HISS ADDITION TO HERMOSA BEACH TRACT.
4 WHEREAS, the Planning Commission continued the public hearing
5 of September 15 to October 6, 1987 to receive oral and written
6 testimony on this matter and made the following Findings:
7 A. The map is consistent with applicable general and specific
8 plans;
9 B. The site is zoned R-3 and is physically suitable for the type
10 and density of the proposed development;
11 C. The subdivision or type of improvements are not likely to
12 cause serious public health problems;
13 D. The subdivision or type of improvements will not conflict with
14 easements, acquired by the public at large, for access through or
15 use of property within the proposed subdivision;
16 E. Design of the proposed subdivision is compatible and
17 consistent with applicable elements of the City's General Plan,
18 and is compatible with the immediate environment;
19 F. The project will conform to all zoning and condominium

criteria and will be compatible with neighboring residential
properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a Conditional Use Permit and Tentative Parcel Map #18853 for
a 4-unit condominium project at 1550 Loma Drive subject to
the following conditions:
The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted
for approval by the Planning Director.
The project shall meet all requirements of the Condominium
Ordinance.

a. Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted and
approved by the Planning Director prior to the issuance
of Building Permits.
b . Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
c . Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
Three (3) copies of a landscape plan i ndicating size, type
and quantity of plant materials shall be submitted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
a. An automatic landscape sprinkler system shall be
provided.
Elevations shall be shown on submitted plans; any
modifications shall be submitted to the Planning Director for
review and approval.
a . Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Section 1227 of the Zoning
Ordinance.
Three (3) copies of plans, including site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
a. Revised plans shall show an enclosed storage area for
all units.
The Condi tional Use Permit and approval of the Tentative
Tract Map shal 1 become nul 1 and void in twenty-four months
from the date of approval unless the map is finaled and the
project is implemented. The appl icant may app ly in writing
for an extension of time to the P lannin g Co mmis sion prior to
the date of expiration.
An "Acceptance of Conditions" form shall be executed and
submitted t o the Planning Department prior to the issuance of
any Building Permits.
