RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
EACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
ENTATIVE PARCEL MAP #18989 FOR A THREE UNIT CONDOMINIUM PROJECT
T 1452 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 16, HISS ADDITION TO
ERMOSA BEACH TRACT.
WHEREAS, the Planning Commission continued a public hearing
from October 20, 1987 to November 4, 1987 to receive oral and 5

ritten testimony on this matter and made the following Findings:

The site is zoned R-3 and is physically suitable for this
type of development;
The Map is consistent with applicable General and specific
plans;
The plans do not conform to the prescribed recreation space
requirements;
Units A and C do not provide the required 200 square feet of
private recreation space;
All units have decks which are covered over 50% and cannot be
counted toward required recreation space;
Units A and C have projections into the required setback
areas which are not allowed in the Zoning Code;
Alternative plans are available which will conform to all
Planning and Zoning requirements;
Imposition of conditions will cause plans to be consistant
with the Zoning requirements;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a Conditional Use Permit and Tentative Parcel Map #18989 for
a 3-unit condominium project at 1452 Loma Drive.
The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted
for approval by the Planning Director.
The project shall meet all requirements of the Condominium
Ordinance.

a. Covenants, Conditions, and Restrict ions in compliance
with the Condominium Ordinance shal 1 be submitted and
approved by the Planning Director prior to the issuance
of Building Permits.
b. Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
c . Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
Three (3) copies of a landscape plan indicating size, type
and quantity of plant materials shall be submitted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
a. An automatic landscape sprinkler system shall be
provided.
Elevations shall be shown on submitted plans; any
modifications shall be submitted to the Planning Director for
review and approval.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Sect ion 1227 of the Zoning
Ordinance.
Three (3) copies of plans, including site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
a. Revised plans shall show an additional 40 square feet of
Open Space for units A and C.
b. Revised plans shall show elimination of projections.
The Co n d i tional Us e Pe r mit and approval of the Tentative
Tract Map shal 1 become n ul 1 and void in twenty-four months
from the date of approval unless the map is finaled and the
project is im p l emented. The applicant may apply in writing
for an exte nsi on of time to the Planning Commission prior to
the date of expiration.
These plans are subject to approval of Policy Statement 87-3
by the City Council.
An "Acceptance of Condit i ons" form shall be executed and
submitted to the Planning Department prior to the issuance of
any Building Permits.
