HomeMy WebLinkAboutPC Resolution 88-03r RESOLUTION P.C. 88-3 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA CONDITIONAL USE FOR A TWO UNIT DESCIBED AS LOT BEACH, CALIFORNIA, RECOMMENDING APPROVAL OF A 2 PERMIT AND VESTING TENTATIVE PARCEL MAP 4/19302 3 CONDOMINIUM PROJECT AT 330 CULPER COURT, LEGALLY 3, BLOCK L, TRACT 2002. 4 WHEREAS, the Planning Commission held a public hearing 5 on January 5, 1988 to receive oral and written testimony 6 regarding this matter and made the following Findings: 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 A. The map is consistent with applicable general and specific plans; The site is zoned R-3 and physically suitable for the type and density of the proposed development; The subdivision or type of improvements are not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Vesting Tentative Parcel #19302 for a two unit condominium project at 330 Culper Court subject to the following conditions: The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submitted for approval by the Planning Director. Covenants, Conditions, and Restrict ions in compliance with the Condominium Ordinance shal 1 be submitted and approved by the Planning Director prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. c. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. There shall be compliance with all the requirements of the Public Works and Fire Department. Three (3) copies of a landscape plan indicating size, type and quantity of plant materials shall be submitted for review and approval by the Planning Director prior to the issuance of Building Permits. a. An automatic landscape sprinkler system shall be provided. Elevations shall be shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. Any satellite dish antennas and/or similar equipment shall comply with the requirements of Sect ion 1227 of the Zoning Ordinance. There (3) copies of plans, including site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted for review and approval by the Planning Director prior to the issuance of any Building Permits. a. Revised plans shall show location of trash facilities as required by the Zoning Code. Driveways shall be a miniumum of 9' wide and shall be clear of all obstructions, i.e. fences, walls, etc. The Conditional Use Permit shall be null and void one and a half years from the date of approval unless Building Permits have been obtained and approval of the Vesting Tentative Tract Map shall become null and void twenty-four months from the date of approval unless the map is finaled. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration.
