RESOLUTION P.C. 88-8
1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
2 TENTATIVE PARCEL MAP #18989 FOR A THREE UNIT CONDOMINIUM PROJECT
AT 1452 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 16, HISS ADDITION TO
3 HERMOSA BEACH TRACT.
4 WHEREAS, the Planning Commission held a public hearing on
5 January 19, 1988 to receive oral and written testimony on this
6 matter and made the following Findings:

The map is consistent with applicable general and specific
plans;
The site is zoned R-3 and is physically suitable for the type
and density of the proposed development;
The subdivision or type of improvements are not likely to
cause serious public health problems;
The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed ' subdivision;
Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment;
The project will conform to all zoning and condominium
criteria and will be compatible with neighboring residential
properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Com.mission
of the City of Hermosa Beach, California does hereby approve
a Conditional Use Permit and Vesting Tentative Parcel Map
/ll8989 for a 3-unit condominium project at 1452 Loma Drive
subject to the following conditions.
The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted
for approval by the Planning Director.
The project shall meet all requirements of the Condominium
Ordinance.

a. Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted and
approved by the Planning Director prior to the issuance
of Building Permits.
b. Proof of recordation of approved CC&R's shall be
submitted to the Planning Director within six (6) months
after recordation of the Final Map.
c. Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
Three (3) copies of a landscape plan indicating size, type
and quantity of plant materials shall be submitted for review
and approval by the Planning Director prior to issuance of
any Building Permits.
a. An automatic landscape sprinkler system shall be
provided.
Elevations shall be shown on submitted plans; any
modifications shall be submitted to the Planning Director for
review and approval.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Section 1227 of the Zoning
Ordinance.
The driveway shall maintain a width of nine (9) feet clear of
all intrusions (e.g. decorative walls and fences etc.).
Three (3) copies of plans, including site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
The Conditional Use Permit shall become null and void in
eighteen months and approval of the Vesting Tentative Parcel
Map shall become null and void in twenty-four months from the
date of approval unless the map is finaled and the project is
implemented. The applicant may apply in writing for an
extension of time to the Planning Commission prior to the
date of expiration.
An "Acceptance of Condit ions" form shal 1 be executed and
submitted to the Planning Department prior to the issuance of
any Building Permits.
28 11. This resolution supercedes Resolution P.C. 87-63 which
approved a three unit condominium with a different design.
