HomeMy WebLinkAboutPC Resolution 88-292 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 88-29 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A MODIFICATION OF PLANS OF AN APPROVED CONDITIONAL USE PERMIT AND TENTATIVE TRACT MAP 1/17679 FOR A TWO-UNIT CONDOMINIUM AT 429 BAYVIEW DRIVE. WHEREAS, the Planning Commission held a public hearing on April 5, 1988 to consider this matter and made the following Findings: A. The Planning Commission approved plans for a two unit condominium on September 2, 1986; B. The applicant has proposed modifications to the plans to allow for an additional bedroom, bathroom, and sliding glass door in one unit, and a bathroom in the other; C. The addition of a sliding glass door creates an ideal bootleg potential; D. The map is consistent with applicable general and specific plans; E. The site is physically suitable for the type and density of the proposed development; F. The subdivision or type of improvements are not 1 ikely to cause substantial environmental damage; G. The subdivision or type of improvements are not likely to cause serious public health problems; H. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; I. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; -1 - 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a modification of approved plans for two-unit condominium located 429 Bayview Drive subject to the following conditions: 1. Project shall meet all construction standards in Chapter 9.5-1 thought 9.5-28 of the Condominium Ordinance. a. b. CC&R's in compliance submitted and approved Permits. with Section 9.5-25 shall be prior to issuance of Building CC&R's shall be recorded with the County Recorder within six (6) months of approval of the final parcel map. 2. The proposed modifications shall be approved to allow an additional bedroom to unit A. a. The proposed s 1 id ing glass door shal 1 not be al lowed because of a potential to create illegal dwelling units. 3. The project shall comply will all requirements of the Public Works Department and Fire Department. 4. The proposed development shall be consistent with submitted plans including all architectural features; any modifications shall be submitted for approval to the Planning Director. 5. Three (3) revised sets of floor plans, which are consistent with the conditions of approval of the Conditional Use Permit, shall be submitted for approval to the Planning Department prior to issuance of any Building Permits. 6. Three (3) sets of landscape plans shall be submitted for approval to the Planning Department prior to issuance of any Building Permits. a. b. An automatic landscape sprinkler system shall be provided. The type, quantity, and size of plant materials shall be noted on the landscape plans. 7. Elevations shall be as shown on submitted plans. 8. A deed restriction shall be recorded with the Los Angeles County Clerk-Recorder limiting the maximum number of dwelling units on the property to two. Proof of recordation shall be submitted to the Planning Department prior to the issuance of Building Permits. 9.
