HomeMy WebLinkAboutPC Resolution 88-312 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C.88-31 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A VARIANCE TO EXCEED THE MAXIMUM ALLOWABLE HEIGHT AT 2012 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 9 AND THE NORTH 14' OF LOT 10, TRACT 1/:1868 AND ENVIRONMENTAL NEGATIVE DECLARATION. WHEREAS, the Planning Commission held a public hearing on April 5 and April 19, 1988 to receive oral and written testimony and made the following Findings: A. The maximum allowable height in the R-1 zone is 25 feet; B. The applicant is proposing an addition to the master bedroom which will exceed the maximum allowable height; C. The topography of the lot drops 38.2 feet in the rear; D. The present method of calculating height makes a second story expansion impossible; E. The variance is necessary for the preservation of a property right possessed by others in the vicinity; F. The variance will not be detrimental to surrounding properties since there are no neighbors to the rear which would have their views blocked; G. The variance will not conflict with the provisions of the General Plan; H. This project is unique in that most of the projection above the height line is the peak of the roof and therefore doesn't have a huge mass related to an over-height area; I. This project is specifically a remodel and new buildings exceeding the height limit would not be favorably looked upon. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a variance to exceed the maximum allowable height at 2012 Loma Drive subject to the following conditions: -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 • 19 20 21 22 23 24 25 26 27 28 1. The project shall conform to all Building and Fire Department regulations. 2. The proposed development shall be consistent with submitted plans; any modifications are subject to approval from the Planning Director. 3. A lot line adjustment garage encroachment on Subdivision Map Act or Attorney. shal 1 be submitted to correct the the adjacent lot pursuant to the an approved easement by the City 4. The addition will not exceed the height of the existing roof.
