HomeMy WebLinkAboutPC Resolution 88-361 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 -~ 27 28 RESOLUTION P.C. 88-36 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING TENTATIVE PARCEL MAP #19655 FOR A 2-UNIT CONDOMINIUM PROJECT AT 1181 CYPRESS, LEGALLY DESCRIBED AS THE SOUTHERLY 32' OF LOT 14, TRACT 780 WHEREAS, the Planning Commission held a public hearing on May 3, 1988 to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans; B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. The subdivision or type of improvements are not likely to cause serious public health problems; D. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; E. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; F. The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permit and Tentative Parcel Map #19655 for a 2-unit condominium project at 1181 Cypress subject to the following conditions of approval: 1. The proposed developient shall be in substantial conformance with submitted plans; any modifications shall be submitted to the Planning Director, for review and approval. 2. C • Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted and approved by the Planning Director prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. There shall be compliance with all requirements of the Public Works Department and Fire Department. 4. Three (3) copies of a landscaping plan indicating size, type, and quanity of plant material sbal 1 be submitted to the Planning Director for review and approval prior to issuance of any Building Permits. a. An automatic landscape sprinkler system shall be provided. 5. Revised elevations shall be submitted identifying all architectural treatment shall be submitted to the Planning Director for review and approval ; any future modifications shall be submitted to the Planning Director for review and approval. a. b. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. Additional architectural treatment shall be provided along the South elevation. 6. The turning area shal 1 be redesigned to comply wi tb the Hermosa Beach Zoning Ordinance and is subject to approval by the Planning Director. 7. Any satellite dish antennas and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 8. Three (3) copies of plans, including site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted to the Planning Director for review and approval prior to issuance of any Building Permits. 9. The Conditional Use Permit and approval of the Tentative Tract Map shall become null and void one and a half years from the date of approval unless Building Permits have been obtained and approval of the Vesting Tenative Tract Map shall become null and void twenty-four months from the date of approval unless the map is finaled and the project is implemented. An "Acceptance of Condit ions II form shal 1 be executed and submitted to the Planning Department prior to the issuance of any Building Permits.
