HomeMy WebLinkAboutPC Resolution 88-38\, - RESOLUTION P.C. 88-38 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND 2 VESTINGTENTATIVE PARCEL MAP #13652 FOR A 2-UNIT CONDOMINIUM PROJECT AT 600 11TH STREET, LEGALLY DESCRIBED WESTERLY 38' OF LOT 3 3, BLOCK 78, SECOND ADDITION TO HERMOSA BEACH TRACT. 4 WHEREAS, the Planning Commission held a public hearing on May 5 3, 1988 to receive oral and written testimony on this matter and 6 made the following Findings: 7 A. 8 9 B. 10 11 C. 12 13 D. 14 15 16 E. 17 18 19 F. 20 21 22 23 24 25 1. 26 27 28 The map is consistent with applicable general and specific plans; The site is zoned R-2 and is physically suitable for the type and density of the proposed development; The subdivision or type of improvements are not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan, and is compatible with the immediate environment; The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permit and Vesting Tentative Parcel Map 1113652 for a 2-unit condominium project at 600 11th Street subject to the following conditions of approval: The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submitted to the Planning Directo~·for approval. -1 - 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2. The project shall meet all requirements of the Condominium Ordinance. a. b. C. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. There shall be compliance with all requirements of the Pubiic Works Department and Fire Department. 4. Landscape plans shall be submitted indicating size, type and quantity of plant materials prior to issuance of any Building Permits, and shall be reviewed and approved by the Planning Director a. An automatic landscape sprinkler system shall be provided, and shall be indicated on revised plans. 5. Elevations shall be shown on submitted plans; any modifications shall be submitted to the Planning Director for review and approval. a. b. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. Revised plans shall be submitted identifying all architectual treatment. 6. A deed restriction shall be recorded indicating the bedroom on subterranean level for Unit A and Unit B will not be rented or otherwise utilized as a seperate dwelling unit; The said subterranean level bedroom shall contain no cooking facilities; and/or shall not be physically separated from the remainder of the unit by any building elements other than a conventional bedroom door. 7. Any satellite dish antennas and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 8. Three (3) copies of plans, including site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted for review and approval by the Planning Director prior to issuance of any Building Permits. a. Revised plans shall note that the private storage space is located in the garage. C. d. Revised plans shall show additional square footage of open space to meet the Zoning Code requirements. Revised plans shall show build i ng reduction to meet lot coverage requirements as r equ i red by the Zoning Code. 9 . The Conditional Use Permit shall be null and void one and a half years from the date of approval unless Building Permits have been obtained and approval of the Vesting Tentative Tract Map shall become null and void twenty-four months from the date of approval unless the map is f inaled and the project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration of either the C.U.P. and/or the Tenative Tract Map. 10. An "Acceptance of Conditions" form shal 1 be executed and submitted to the Planning Department prior to the issuance of any Building Permits.
