HomeMy WebLinkAboutPC Resolution 88-391 r 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 88-39 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #19579 FOR A 2-UNIT CONDOMINIUM PROJECT AT 530 MONTEREY BOULEVARD, LEGALLY DESCRIBED AS LOT 19, TRACT 1074. WHEREAS, the Planning Commission held a public hearing on May 3, 1988 to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans: B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. The subdivision or type of improvements are not 1 ikely to cause serious public health problems; D. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; E. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; F. The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, Califiornia does hereby approve a Conditional Use Permit and Tentative Parcel Map #19579 for a 2-unit condominium project at 530 Monterey subject to the following conditions of approval: 1. The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submittted to the Planning Director for approval. -1 - .. 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2. The project shall meet all requirements of the condominium Ordinance. a. b. c. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. There shall be compliance with all requirements of the Public Works Department and Fire Department. 4. Three (3) copies of a landscaping plan indicating size, type, and quantity of plant materi i:1.ls shall be submitted to the Planning Director for review and approval prior to the issuance of building permits. a. An automated landscape sprinkler system shall be provided, and shall be shown on plans. 5. Revised elevations identifying all architectural treatments shall be subm itted to the Planning Director for review and approval ; any future modifications shall be submitted to the Planning Director for review and approval. a. Unit 1 elevations shall be revised to meet the 35 foot height limit. b. All elevations shall conform to the Zoning Ordinance. c. Additional architectural treatment shall be provided along the South elevation. 6. Parking spaces shall conform to the 20 foot minimum depth requirement. a. Unit 1 garage shall be adjusted to conform with city requirements. 7. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 8. Three (3) copies of plans, indicating site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted to Planning Director for review and approval prior to issuance of any Building Permits. -2 - .. , 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 9. The Conditional Use Permit and approval of the Tenative Parcel Map shall become null and void in twenty-four months from the date of approval unless the map is finaled and the project is implemented. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration. 10. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of Building Permits.
