HomeMy WebLinkAboutPC Resolution 88-48RESOLUTION P.C. 88-48 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 II BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING TENTATIVE PARCEL MAP #19757 FOR A TWO UNIT CONDOMINIUM PROJECT AT 3 11 1057 LOMA DRIVE, LEGALLY DESCRIBED AS THE NORTHERLY 30 FEET OF LOT 4, BLOCK 2, SECOND ADDITION TO HERMOSA BEACH TRACT. 4 " 5 WHEREAS, the Planning Commission held a public hearing on June 21, 1988 to receive oral and written testimony on this 6 II matter and made the following Findings: 7 '' A. 8 9 10 II B. 11 12 II C. 13 14 11 D. 15 16 17 I IE. 18 19 20 II F. 21 22 23 24 25 26 11 1. 27 28 The map is consistent with applicable general and specific plans; The site is zoned R-3 and is physically suitable for the type and density of the proposed development; The subdivision or type of improvements are not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; The project will conform to all zoning and condominium criteria and will be compatible with the neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California does hereby approve a Conditional Use Permits and Tentative Parcel Map #19757 for a two unit condominium project at 1057 Loma Drive subject to the following conditions of approval: The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submitted to the Planning Director for approval. -1 - I 2. 1 I 2 3 4 5 6 7 8 11 3. 9 10 11 4. 11 12 13 14 11 5. 15 16 11 6. 17 11 7. 18 19 11 8. 20 21 22 11 9. 23 24 11 10. 25 26 27 28 The project shall meet al 1 requirements of the condominium Ordinance. a. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. b . Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. c. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. There shall be compliance with all requirements of the Public Works Department and Fire Department. Three (3) copies of a landscaping plan indicating size, type, and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to the issuance of building permits. a. An automated landscape sprinkler system shall be provided, and shall be shown on plans. Elevations shall be as shown on submitted plans; any modifications shall be subject to review and approval by the Planning Director. Revised plans shall identify the location of trash and storage areas. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. Three (3) copies of plans, indicating site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted to the Planning Director for review and approval prior to issuance of any Building Permits. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of Building Permits. The Conditional Use Permit shall be null and void one and a half years from the date of approval unless building permits have been obtained and approval of the vesting tentative tract map shall become null and void twenty-four months from the date of approval unless the map is finaled.
