HomeMy WebLinkAboutPC Resolution 88-57RESOLUTION P.C. 88-57 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A VARIANCE TO ENCROACH INTO THE SEVENTEEN FOOT PARKING SETBACK AND ENVIRONMENTAL NEGATIVE 3 DECLARATION AT 2426 MANHATTAN AVENUE, LEGALLY DESCRIBED AS LOT 6, TRACT 1031. 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 WHEREAS, the Planning Commission held a public hearing on July 5, 1988, to receive oral and written testimony regarding th is matter pursuant to applicable law and made the fol lowing Findings: A. B. C. D. E. F. G. 1. The applicant is proposing to encroach into the setback area with a new garage. The site currently has no on-site parking available. The new garage would provide two enclosed on-site parking spaces. The topography in the rear of the lot would make construction of a garage with required setbacks very difficult. The variance is necessary for the preservation of a substantial property right possessed by other properties in the vicinity in that enclosed, on-site parking is very desirable. The variance will not be detrimental to surrounding properties, but will improve the parking situation in the vicinity. The variance will not adveresly affect the General Plan. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a variance to encroach into the required 17' parking setback and Environmental Negative Declaration at 2426 Manhattan Avenue subject to the following conditions: Three sets of revised plans shall be submitted for approval by the Planning Department. -1 - 1 2 3 4 5 2. 6 7 3. 8 4. 9 10 5. 11 a. Revised plans shall show a nine foot rear yard setback. b. c. d. Revised plans shall conform to all other planning and zoning requirements. Any modifications to approved plans shall require review and approval by the Planning Director. The garage door shall be of the roll-up type. A deed restriction shall be recorded limiting the use of the site to a single family dwelling prior to obtaining building permits. No plumbing fixtures shall be allowed in the proposed storage room below the garage. Al 1 Public Works and Fire Department requirements shal 1 be complied with.
