HomeMy WebLinkAboutPC Resolution 88-61_ __, RESOLUTION P.C. 88-61 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #19594 FOR A 3-UNIT CONDOMINIUM PROJECT AT 3 521 11TH STREET, LEGALLY DESCRIBED AS LOT 15 OF THE KNUTSEN TRACT. 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 WHEREAS, the Planning Commission held a public hearing on July 19, 1988 to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans: The site is zoned R-3 and is physically suitable for the type and density of the proposed development; The subdivision or type of improvements are not likely to cause serious public health problems; The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan, and is compatible with the immediate environment; The project will conform to all zoning and condominium criteria and will be compatible with neighboring residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, Califiornia does hereby approve a Conditional Use Permit and Tentative Parcel Map #19594 for a 3-unit condominium project at 521 11th Street subject to the following conditions of approval: The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submittted to the Planning Director for approval. -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2. 3. 4. 5. 6. 7. 8. The project shall meet all requirements of the condominium Ordinance. a. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. b. Proof of recordation of approved CC&R's shall be submitted to the Planning Director six (6) months after recordation of the Final Map. c. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. There shall be compliance with all requirements of the Public Works Department and Fire Department. Three (3) copies of a landscaping plan indicating size, type, and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to the issuance of building permits. a. An automated landscape sprinkler system shall be provided, and shall be shown on plans. Elevations shall be as shown on submitted plans; any modifications shall be subject to review and approval by the Planning Director. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. Three (3) copies of revised plans, including site, elevation, floor and landscape plans, which are consistent with the conditions of approval of this Conditional Use Permit, shall be submitted to the Planning Director for review and approval prior to issuance of any Building Permits. Revised plans shal include the following: a. The bath tub on the lower level shall be eliminated. Any additional plumbing fixtures are subject to approval from the Planning Director. b. There shall be no windows located in the storage room. The storage area for Unit C located on the first floor shall not be converted into livable area. Any reduction in size of the storage area shall be subject to review and approval of the Planning Director. -2 - 1 2 3 4 5 6 7 8 9 15 16 17 9. An "Acceptance of Conditions" form shal 1 be executed and submitted to the Planning Department prior to the issuance of Building Permits. 10. The Conditional Use Permit shall be null and void two years from the date of approval unless building permits have been obtained and approval of the tentative parcel map shall become null and void twenty-four months from the date of approval unless the map is finaled. The applicant may apply in writing for an extension of time to the Planning Conmlission prior to the date of expiration.
