RESOLUTION P.C. 88-66
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
TENTATIVE PARCEL MAP #19868 FOR A 2-UNIT CONDOMINIUM CONVERSION
AT 858 LOMA DRIVE, LEGALLY DESCRIBED AS LOT 1, BLOCK B, TRACT
1677.
WHEREAS, the Planning Commission held a public hearing on
5 August 2, 1988 to receive oral and written testimony on this
6 matter and made the following Findings:
7 A. The applicant has a permit to construct a two unit apartment
8 building;
9 B. The condominium conversion will conform with all zoning and
10

condominium criteria and will be compatible with neighboring
residential properties;
12 C. The map is consistent with applicable general and specific
13 plans:
14 D. The site is zoned R-3 and is physically suitable for the type
15 and density of the proposed development;
16 E. The subdivision or type of improvements are not 1 ikely to
17 cause serious public health problems;
18 F. The subdivision or type of improvements will not conflict
19

with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
21 G. Design of the proposed subdivision is compatible and

consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, Califiornia does hereby approve
a Conditional Use Permit and Tentative Parcel Map #19868 for
a 2-unit condominium conversion project at 858 Loma Drive
subject to the following conditions of approval:
This Conditional Use Permit and Tentative Tract Map is
subject to approval from the City Council.

2. The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submittted
to the Planning Director for approval.
3. The project shall meet all requirements of the condominium
Ordinance.
a. Covenants, Condit ions, and Restrict ions in comp! iance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
b. Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
c. Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
4. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
5. Three (3) copies of a landscaping plan indicating size, type,
and quantity of plant materials shall be submitted to the
Planning Director for review and approval prior to the
issuance of building permits.
a. An automated landscape sprinkler system shall be
provided, and shall be shown on plans.
6. Elevations shall be as shown on submitted plans; any
modifications shall be subject to review and approval by the
Planning Director.
7. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
8. Three (3) copies of plans, indicating site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted to the Planning Director for review and approval
prior to issuance of any Building Permits.
9. The plumbing fixtures in the basement level of Unit 2 shall
be limited to a toilet and sink.
10. A curb stop shall be placed in the guest parking area to
protect the gas meters.
11. Conduit shall be installed in each unit for cable television.
12. The garages shall be provided with automatic garage door
openers.
13. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
Building Permits.

14. The Conditional Use Permit shall be null and void two years
from the date of approval unless building permits have been
obtained and approval of the tentative tract map shall become
null and void twenty-four months from the date of approval
unless the map is finaled. The applicant may apply in
writing for an extension of time to the Planning CoDDnission
prior to the date of expiration.
