A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 BEACH, CALIFORNIA, APPROVING A PARKING PLAN TO ALLOW TANDEM
PARKING FOR GENERAL OFFICE USE AT 832 HERMOSA AVENUE, LEGALLY
3 DESCRIBED AS LOTS 21 AND 22, TRACT 1564 AND ENVIRONMENTAL
NEGATIVE DECLARATION.

WHEREAS, the Planning Commisison held a public hearing on
August 16, 1988 to receive oral and written testimony regarding

this matter and made the following Findings:

The applicant is proposing to reduce the size of the existing
building.
The proposed plans will provide fourteen tandem on-site
parking spaces
The existing building has no on-site parking.
The proposed plan will result in the addition of two
on-street parking spaces where curb cuts presently exist.
The general nature of the business is compatible with tandem
parking usage.
The imposed conditions will mitigate any significant problems
which may oocur as a result with this project.
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
20 of the City of Hermosa Beach, California, does hereby approve a
Parking Plan and Environmental Negative Declaration at 832
21 Hermosa Avenue subject to the following Conditions:

The owner of the business shall designate an employee who
will, during all business hours, maintain keys for vehicles
parked in tandem.
The parking spaces located closer to the structure shall be
designated for full time office personnel.
The tandem spaces shall be designated for personel who need
to frequently leave the office.
27 4. The applicant shal 1 bear al 1 cost of removing the curb cuts
located in front of the office. 28

a. The curb cut shal 1 be removed to approval of Public
Works requirements, including encroachment permit if
needed.
b. These cost shall also include restriping Hermosa Avenue
to designated the new spaces, if needed.
The parking lot shall be stripped as shown.
Any modification to the parking plan, or use of the building,
shall be subject to review by the Planning Director and/or
Planning Commission.
The parking lot and building plans shall be in substantial
conformance with submitted plans. Any modification shall be
subject to approval from the Planning Director and/or
Planning Commission.
The building shall be limited to General Office only, and a
deed restriction shall be recorded with the deed, with the
City a party thereto, to that effect.
The Planning Commission may review this Parking Plan and
change or modify conditions to mitigate any problems which
may develop.
