A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
TENTATIVE PARCEL MAP #19790 FOR A 4-UNIT CONDOMINIUM PROJECT AT
3 1415 -1423 MANHATTAN AVENUE, LEGALLY DESCRIBED AS LOTS 25 & 26,
TRACT 1124.

WHEREAS, the Planning Commission held a public hearing on
September 6, 1988 to receive oral and written testimony on this
matter and made the following Findings:

The map is consistent with applicable general and specific
plans:
The development shall pose no threat to the public safety and
welfare;
The subdivision or type of improvements are not likely to
cause serious public health problems;
The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan;
The project will conform to all R-3 zoning and condominium
criteria;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a Conditional Use Permit and Tentative Parcel Map #19790 for
a 4-unit condominium project at 1415 -1423 Manhattan Avenue,
subject to the following conditions of approval:
The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submittted
to the Planning Director for approval.
The project shall meet all requirements of the condominium
Ordinance.

a. Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
b. Proof of recordation of approved CC&R's shall be
submitted to the Planning Director within six (6) months
after City approval of the Final Map.
c. Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.
Three (3) copies of a landscaping plan indicating size, type,
and quantity of plant materials shall be subm i tted to the
Planning Director for review and approval prior to the
issuance of building permits.
a. An automated landscape sprinkler system shall be
provided, and shall be shown on plans.
Elevations shall be as shown on submitted plans; any
modifications shall be subject to review and approval by the
Planning Director.
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
The ground level bathroom of units 1 & 2 shall be limited to
a toilet and sink.
Three (3) copies of revised plans, indicating site,
elevation, floor and landscape plans, which are cons i stent
with the conditions of approval of this Conditional Use
Permit, shall be submitted to the Planning Director for
review and approval prior to issuance of any Building
Permits.
a. Plans shall show tub/shower eliminated from lower
bathroom of units 1 & 2.
b. A trash enclosure shall be provided and shall be subject
to approval from the Planning Department.
c. Storage areas shall be shown on plans.
d. Elevations shall be revised to show architectural
treatments.

9. Conduit shall be installed in each unit for cable television.
1 10. Automatic garage door openers shall be provided.
2 11. An "Acceptance of Condit ions" form shal 1 be executed and
submitted to the Planning Department prior to the issuance of
3 Building Permits.

The Conditional Use Permit shall be null and void two years
from the date of approval unless building permits have been
obtained and approval of the tentative parcel map shall
become null and void twenty-four months from the date of
approval unless the map is finaled. The applicant may apply
in writing for an extension of time to the Planning
Commission prior to the date of expiration.
