A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING
TENTATIVE PARCEL MAP #20077 FOR A 3-UNIT CONDOMINIUM PROJECT AT
3 835 15TH STREET LEGALLY DESCRIBED AS LOT 6, HEFFNER, FIORINI,
ALLAN TRACT.

WHEREAS, the Planning Commission held a public hearing on
September 6, 1988 and September 20, 1988 to receive oral and
written testimony on this matter and made the following Findings:

The map is consistent with applicable general and specific
plans;
The site is zoned R-2 and is physically suitable for the type
and density of the proposed development;
The neighboring structures have setbacks which are larger
than the required five foot (5') setback;
The subdivision or type of improvements are not likely to
cause serious public health problems;
The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan, and is compatible with the immediate environment;
The project will conform to all zoning and condominium
criteria and will be compatible with neighboring residential
properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve
a Conditional Use Permit and Vesting Tentative Parcel Map
1120077 for a 3-unit condominium project at 835 15th Street
subject to the following conditions of approval:

The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted to
the Planning Director for approval.
The proposed development shall provide a minimum nineteen
foot (19') front yard setback.
The project shall meet all requirements of the Condominium
Ordinance.
a. Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
b. Proof of recordation of approved CC&R's shall be
submitted to the Planning Director six (6) months after
recordation of the Final Map.
c. Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
There shall be compliance with all requirements of the Public
Works Department and Fire Department.

Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
Any satellite dish antennas and/or similar equipment shall
comply with the requirements of Section 1227 of the Zoning
Ordinance.
Three (3) copies of revised plans, including site, elevation,
floor and landscape plans, which are consistent with the
conditions of approval of this Conditional Use Permit, shall
be submitted for review and approval by the Planning Director
prior to issuance of any Building Permits.
a. Location of the trash area shall be indicated on the
revised plans.
Conduit shall be installed in each unit for cable television.

10. Automatic garage door openers shall be provided.
11. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
Building Permits.

The Conditional Use Permit shall be null and void one and a
half years from the date of approval unless Building Permits
have been obtained and approval of the Vesting Tentative
Parcel Map shall become null and void twenty-four months from
the date of approval unless the map is finaled. The
applicant may apply in writing for an extension of time to
the Planning Commission prior to the date of expiration.
