HomeMy WebLinkAboutPC Resolution 88-84RESOLUTION P.C. 88-84 1 2 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A LOT LINE ADJUSTMENT MOVING THE 3 NORTHERLY PROPERTY LINE OF THE EASTERLY 45 FEET OF LOT 3, BLOCK D, TRACT 1677, 15 FEET TO THE WEST AND THE MERGER OF THIS PORTION 4 OF LOTS WITH TWO ADJACENT PARCELS THUS CREATING TWO PARCELS OF 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 2490 SQ. FT. EACH, COMMONLY KNOWN AS 520 8TH STREET. 20, A. B. c. D. E. F. WHEREAS, the Planning Commission held a hearing on September 1988 regarding this matter and made the following Findings: The property owner has three contigious parcels, two of which are subject to merger. The three subject parcels are legally described as follows: 1. 4187031012 -NE' 15' of lots 1 and 2, Block D, Tract 1677 and W' 15' of lots 1, 2, and 3, Block U, Tract 2002. 2. 4187031013 -SW' 30' of the NE' 45' of lots 1 and 2, Blcok D, Tract 1677. 3. 4187031014 -E' 45' of lot 3, Block D, Tract 1677. ("land locked parcel") The property owner has consented to the merger of their lots consisting of parcels 4187031012 and 4187031013 and have requested a Lot Line Adjustment and merger for parcel 4187031014. Approval of the Lot Line Adjustment will result in two parcels, each 2490 square feet, and elimination of the "land locked" parcel. The portions of lots which comprise these two parcels will then be merged together. The Lot line Adjustment and merger of these parcels will -1 - . . ... 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 preserve the character of the existing neighborhood by maintaining current densities and preserving public on-street parking; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Lot Line Adjustment and merger of the portion of lots which comprise the remaining two parcels at 520 8th Street described as follows: 1. Parcel 1 shall be described as follows: The westerly 15' of lots 1, 2, and 3, Block U, Tract 2002 and the easterly 15' of lots 1, 2, and 3, Block D, Tract 1677. 2. Parcel 2 shall be described as follows: VOTE: The westerly 30' of the easterly 45' of lots 1, 2, and 3, Block D, Tract 1677.
