HomeMy WebLinkAboutPC Resolution 88-98RESOLUTION P.C. 88-98 1 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA 2 BEACH, CALIFORNIA, DENYING A VARIANCE TO CONSTRUCT A NEW SINGLE FAMILY DWELLING WITH NO GUEST PARKING AT 1139 6TH STREET, LEGALLY 3 DESCRIBED AS THE SOUTHERLY 64.65' OF LOT 7, TRACT 5209. 4 WHEREAS, the Planning Commission held a Public Hearing on 5 November 15, 1988, February 7, 1989, and February 21, 1989 to 6 receive oral and written testimony and made the following 7 Findings: 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 A. B. C. D. E. F. G. The applicant is requesting a variance to construct a new single family dwelling with no guest parking; The project is located within an area which was recently rezoned from R-2 to R-1. The time allowed to obtain building permits under R-2 standards, per Ordinance 88-930, has expired, therefore R-1 zoning standards now apply; This project does not meet the R-1 standards for open space; There are no unusual features of size, shape, or topograghy which justify granting a variance for this property. The property is rectangular, and is approximately 2250 sq. ft. The size of the lot would allow for a seventeen foot setback and a guest parking space; The variance is not necessary to obtain or preserve a property right possessed by other owners in the area since all other new developments are built to zoning code regulations; The varinace will be detrimental to the general public since inadequate parking will be provided for the proposed -1 - structure; 1 H. The granting of this variance will adversely affect the 2 3 4 5 6 7 8 9 General Plan since a provision of the General Plan is to promote off-street parking wherever possible. NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby deny a variance to provide no guest parking at 1139 6th Street.
