2 11 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT FOR A
PROFESSIONAL OFFICE BUILDING IN A R-P ZONE AT 1200 ARTESIA
311 BOULEVARD, LEGALLY DESCRIBED AS LOTS 1, 2, 3 AND 4, WALTER RANSOM
4 11 COMPANY'S REDONDO HOME TRACT AND APPROVING AN ENVIRONMENTAL
NEGATIVE DECLARATION.
5 WHEREAS, the Planning Commission held a public hearing on
6 11January 17, 1989 to receive oral and written testimony regarding
7 this matter and made the following Findings:

The proposed site is located in a General Plan/zoning
inconsistency area; and General Plan designation of General
Commercial;
The proposed office is compatible with both the zoning and
the General Plan;
The proposed development will be approximately 5,800 square
feet;
The proposed development conforms with all zoning regulations
including parking, height and setbacks;
A landscape planter along the south property line will buffer
adjacent residential dwellings to the south;
20II NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve a
21 11 conditional Use Permit to allow a professional office structure
at 1200 Artesia Boulevard, subject to the following conditions:

The proposed developmen t shall be in substantial conformance
with subm i tted plans and all the follow i ng conditions, any
modification shal l be submitted to the Plan n ing Director for
approval.
The building is limited to commercial office use only; other
uses are subject to approval from the Planning Commission.
To conform to parking standards, the second and third floors
shall be limited to general professional use, i.e. no medical
use.

a. Any modifications are subject to approval by the
Planning Director and/or Planning Commission.
Employees shall be encouraged to use parking on the
subterranean level.
Three (3) copies of a revised landscape plan indicating size,
type, and quantity of plant materials shall be submitted to
the Planning Director for review and approval prior to the
issuance of building permits. Revised plans shall include
the following:
a. A three (3) foot landscape buffer along the southerly
property line to buffer adjacent residential property.
b. All planters shall be bordered by six (6) inch raised
concrete curbs.

any modification shall require review and approval by the
Planning Director:
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
The exterior of the premises, including parking areas, shall
be maintained in a neat and clean manner at all times.

12. Any modifications to the approved layout shall be subject to
approval from the Planning Director.
13. Prior to any issuance of building permits,
shall submit to the Planning Department
notarized "Acceptance of Conditions" form.

The Planning Commission may review the Conditional Use Permit
and may amend the subject conditions or impose any new
conditions if deemed necessary to mitigate detrimental
effects on the neighboring properties resulting from the
subject use.

compact parking spaces, or a total of 11 compact spaces.
