A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
2 II BEACH, CALIFORNIA, DENYING A CONDITIONAL USE PERMIT AND TENTATIVE
TRACT MAP #47230 FOR A FIVE (5) UNIT CONDOMINIUM AT 228 ARDMORE
3 II AVENUE / 615 2ND STREET, LEGALLY DESCRIBED AS LOT 3, TRACT 81 AND
LOT 76, WALTER RANSOM COMPANY'S VENABLE PLACE TRACT.

WHEREAS, the Planning Commission held a public hearing on
February 7, 1989 and March 7, 1989 to receive oral and written
testimony regarding this matter and made the following Findings:

The applicant is requesting approval of a Tentative Tract Map
to join two connecting lots, one fronting on Ardmore Avenue,
the other fronting on Second Street;
The proposed Tract Map would create a "T" shaped lot;
Section 29.5-8(e) states that proposed subdivision maps shall
not result in a size or configuration which is not in keeping
with the standards of development for the area in which it is
located;
The proposed lot shape is not conducive to zoning standards
which are based on rectangular lots; determining what is the
side yard and what is the rear yard is not clear;
The proposed design of the development provides inadequate
guest parking and turning radius;
The development of these lots as two two-unit developments is
more in keeping with the adjacent neighborhood;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby deny a
Conditional Use Permit and Tentative Tract Map #47230 for a
five-unit condominium at 228 Ardmore Avenue/615 Second
Street.
