RESOLUTION P.C. 89-46
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
TENTATIVE PARCEL MAP f/20876 FOR A 2-UNIT CONDOMINIUM PROJECT AT
612 10TH STREET DESCRIBED AS THE EASTERLY 38 FEET OF THE WESTERLY
76 FEET OF LOT 5, BLOCK 78, 2ND ADDITION TO HERMOSA BEACH.
WHEREAS, the Planning Commission held a public hearing on
June 20, 1989 to receive oral and written testimony on this
matter and made the following Findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is physically suitable for the type
and density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not 1 ikely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
G. The _project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Hermosa Beach, California does hereby approve a
Conditional Use Permit and Tentative Parcel Map #20876 for a
2-unit condominium project at 612 10th Street subject to the
following conditions of ~pproval:

1. The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted to
the Planning Director for approval.
2. The project shall meet all requirements of the Condominium
Ordinance.

Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
Proof of recordation of approved CC&R's shall be
submitted to the Planning Director within six (6) months
after City approval of the Final Map.
Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
3. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
4. The front yard setback shall be a minimum of eight feet.
5. The the length of the turning radius between the two garages
shall conform to the minimum dimensions required by the City
of Hermosa Beach Zoning Code.
6. Three (3) copies of a landscaping plan indicating size, type
and quantity of plant materials shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.

An automatic landscape sprinkler system shall be
provided, and shall be shown on plans.
A specimen size tree shall be provided to replace the
existing specimen tree located towards the rear of the
property to be eliminated by the proposed development.
7. Architectural treatment shall be identified on building
elevations and shall be subject to approval by the Planning
Director:
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
8. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
9. Conduit shall be installed in each unit for cable television.
10. Automatic garage door openers for roll-up garage doors shall
be provided.

11. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers.
12. Three (3) copies of plans, including site, elevation, floor
and landscape plans, which are consistent with the conditions
of approval of this Conditional Use Permit, shall be
submitted to the Planning Director for review and approval
prior to issuance of any Building Permits.
a.) Said plans shall clearly indicate the location of the
required 200 cubic feet of enclosed, lockable, storage
area adjacent to the garage and;
b.) Said plans shall clearly designate the location for
trash receptacles.
13. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
Building Permits.
14. The Conditional Use Permit shall be null and void two years
from the date of approval unless Building Permits have been
obtained and approval of the Tentative Parcel Map shall
become null and void twenty-four months from the date of
approval unless the map is finaled. The applicant may apply
in writing for an extension of time to the Planning
Commission prior to the date of expiration.
