HomeMy WebLinkAboutPC Resolution 89-491 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 89-49 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND TENTATIVE PARCEL MAP #21270 FOR A 2-UNIT CONDOMINIUM PROJECT AT 704 1ST PLACE DESCRIBED AS LOT 124 WALTER RANSOM CO'S VENABLE PLACE. WHEREAS, the Planning Commission held a public hearing on July 5, 1989 to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans; B. The site is zoned R-2 and is physically suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not likely to cause serious public health problems; E. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F. Design of the proposed subdivision is compatible and cons is tent with applicable elements of the City's General Plan; G. The project will conform to all zoning and condominium criteria and as conditioned will be compatible with adjacent residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Tentative Parcel Map 1121270 for a 2-unit condominium project at 704 1st Place subject to the following conditions of approval: -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submitted to the Planning Director for approval. 2. The project shal 1 meet al 1 requirements of the Condominium Ordinance. a. b. C. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director within six (6) months after City approval of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. A m1n1mum front yard setback of nine (9) feet shall be provided along First Place. 4. There shall be compliance with all requirements of the Public Works Department and Fire Department. 5. Three (3) copies of a landscaping plan indicating size, type and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. a. An automatic landscape sprinkler system shall be provided, and shall be shown on plans. 6. Architectural treatment shall be as shown on building elevations and any modification shall require approval by the Planning Director: a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 7. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 8. Conduit shall be installed iri each unit for cable television. 9. Automatic garage door openers for roll-up garage doors shall be provided. 10. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers. 11. Three (3) copies of revised plans, including site, elevation, and floor plans, which are consistent with the conditions of -2 - 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 2 1 22 23 24 25 26 27 28 approval of this Cond i t i onal Use Permit, shall be submitted to the Planning Dir e ctor f or review and approval prior to issuance of any Building Permits, and; a. b. c. d. The applicant may apply in writing for an i:?xtension of time to the Planning Commission prior to the date of expiration.
