RESOLUTION P.C. 89-50
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND
TENTATIVE PARCEL MAP #21269 FOR A 2-UNIT CONDOMINIUM PROJECT AT
705 1ST STREET DESCRIBED AS LOT 140 WALTER RANSOM CO'S VENABLE
PLACE.
WHEREAS, the Planning Commission held a public hearing on
July 5, 1989 to receive oral and written testimony on this matter
and made the following Findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is physically suitable for the type
and density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
G. The project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve a
Conditional Use Permit and Tentative Parcel Map #21269 for a
2-unit condominium project at 705 1st Street subject to the
following conditions of approval:

1. The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted to
the Planning Director for approval.
2. The project shal 1 meet al 1 requirements of the Condominium
Ordinance.

Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
Proof of recordation of approved CC&R's shall be
submitted to the Planning Director within six (6) months
after City approval of the Final Map.
Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
3. A minimum 10 foot front yard setback shall be provided along
First Street.
4. Three (3) copies of a landscaping plan indicating size, type
and quantity of plant materials shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
a. An automatic landscape sprinkler system shall be
provided, and shall be shown on plans.
5. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director:
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
6. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
7. Conduit shall be installed in each unit for cable television.
8. Automatic garage door openers for roll-up garage doors shall
be provided.
9. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers.
10. Three (3) copies of revised plans, including site, elevation,
and floor plans, which are consistent with the conditions of
approval of this Conditional Use Permit, shall be submitted
to the Planning Director for review and approval prior to
issuance of any Building Permits.

Plans shall clearly indicate the
required 200 cubic feet of enclosed,
area adjacent to the garage and;
location of the
lockable, storage
Plans shal 1 clearly designate the location for trash
receptacles.
Plans shall clearly provide for usable open space to
meet the requirements of Section 507 of the zoning
ordinance.
Plans shall show the minimum 10-foot front yard setback.
If a roof deck is added to the plans it shall conform
to the hieght requirements and its design and location
is subject to the satisfaction of the Planning Director.
11. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
Building Permits.
12. The Conditional Use Permit shall be null and void two years
from the date of approval unless Building Permits have been
obtained and approval of the Tentative Parcel Map shall
become nul l and void twenty-four months from the date of
approval u nless the t he final map is recorded. The applicant
may apply in writing f or an extension of time to the Planning
Commission prior to the date of expiration.
