HomeMy WebLinkAboutPC Resolution 89-601 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 89-60 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING TENTATIVE PARCEL MAP #21198 FOR A 3-UNIT CONDOMINIUM PROJECT AT 801 BARD STREET DESCRIBED AS THE EASTERLY 62.50 FEET OF LOTS 8 AND 9, BLOCK T, TRACT NO. 2002. WHEREAS, the Planning Commission held a public hearing on August 15, 1989 to receive oral and written testimony on this matter and made the following Findings: A. The map is consistent with applicable general and specific plans; B. The site is zoned R-3 and is physically suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not 1 ikely to cause serious public health problems; E. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan; G. The project will conform to all zoning and condominium criteria and as conditioned will be compatible with adjacent residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Vesting Tentative Parcel Map 1/21198 for a 3-unit condominium project at 801 Bard Street subject to the following conditions: -1 - 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 1. The proposed development shall be in substantial conformance with submitted plans; any modifications shall be submitted to the Planning Director for approval. 2. The project shall meet all requirements of the Condominium Ordinance. a. b. C. Covenants, Conditions, and Restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. Proof of recordation of approved CC&R's shall be submitted to the Planning Director within six (6) months after City approval of the Final Map. Requirements of Section 7.2-6(G) shall be shown on structural plans and reviewed at the time of Building Department Plan Check. 3. Plans shall clearly indicate the type and dimensions of any proposed or existing perimeter fences. 4. There shall be compliance with all requirements of the Public Works Department and Fire Department. S. Three (3) copies of a landscaping plan indicating size, type and quantity of plant materials shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permits. a. b. c. d. Architectural treatment shall be as shown on building elevations and any modification shall require approval by the Planning Director: a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 7. Conduit shall be installed in each unit for cable television. 9. Automatic garage door openers for roll-up garage doors shall be provided. 10. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers. 11. Two (2) copies of revised plans, including site, eleva ti on, floor plans, shall be submitted for review and approva l by the Planning Director prior to the issuance of any Building Permit: a) Plans shall conform to the maximum allowed lot coverage requirement of 65%. 12. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of Building Permits. 13. The Conditional Use Permit shall be null and void one and one-half years from the date of appr oval unless Building Permits have been obtained and app r oval of the Vesting Tentative Parcel Map shall become nu l l and void twenty-four months from the date of approval unless the the final map is recorded. The applicant may apply in writing for an extension of time to the Planning Commission prior to the date of expiration.
