RESOLUTION P.C. 89-61
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A VARIANCE TO ALLOW A BALCONY TO
ENCROACH INTO THE REQUIRED FRONT YARD SETBACK FOR BALCONIES AT
2214 MONTEREY BOULEVARD LEGALLY DESCRIBED AS THE SOUTHWEST
PORTION OF LOT 1, MEASURING 1,840 SQUARE FEET, BLOCK 64, FIRST
ADDITION TO HERMOSA BEACH
WHEREAS, the Planning Commission held a public hearing on
August 15, 1989 to receive oral and written testimony regarding
an application for a variance at 2214 Monterey Boulevard and
made the following findings:
A. The applicant is proposing to construct a balcony to extend
from the front of the house to the front property 1 ine
thereby encroaching into the required 3. 7 foot effective
balcony setback;
B. The relatively small size of the subject lot distinguishes it
from other lots in the area;
C. The driveway access is from Monterey Boulevard,
distinguishing the subject property from other lots along the
street which have alley access and therefore a usable front
yard area;
D. The front setback of the main structure is larger than other
front setbacks in the area;
E. No view blockage would occur by constructing this deck;
F. Other encroachments along Monterey Boulevard extend to the
front property line;

G. Approval of this variance will not be detrimental to the
public welfare;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of
the City of Hermosa Beach, California does hereby approve a
variance to allow a balcony to encroach into the required front
yard setback to the front property line.
VOTE: AYES: Comms.Ingell,Ketz,Chmn.Rue
NOES: None
ABSTAIN: None
ABSENT: Comm.Peirce
