RESOLUTION P.C. 89-68
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CERTIFICATE OF COMPLIANCE FOR A
LOT LINE ADJUSTMENT FOR 1137 10TH STREET, LEGALLY DESCRIBED AS
LOTS 11, 12 AND 13, BLOCK 47, REDONDO VILLA TRACT
WHEREAS, the Planning Commission held a hearing on
September 5 1989 to consider a lot line adjustment and made the
following Findings:
A. The adjustment of adjacent 50 foot wide and 25 foot wide
parcels into 35 foot and 40 foot wide parcels (with a depth
of 100 feet) improves the existing situation and does not
make the lots any less conforming to the zoning requirements
of the City of Hermosa Beach;
B. The lot line adjustment is consistent with the General Plan;
C. The lot line adjustment represents no detriment to the public
interest;
D. This action is not subject to the State Subdivision Map Act
are not likely to cause serious public health problems;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California does hereby approve a
Certificate of Compliance for a lot line adjustment subject to
the following condition:
1. Proof of recordation of the Certificate of Compliance shall
be provided to the City within 120 days of the adoption of
this resolution
2. A deed restriction shall be recorded with the Certificate of
Compliance stating that existing structures straddling the
new property line shall be removed prior to the construction
of new structures on the newly created lots.
