RESOLUTION P.C. 89-72
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND VESTING
TENTATIVE PARCEL MAP #21471 FOR A 3-UNIT CONDOMINIUM PROJECT AT
1101 VALLEY DRIVE DESCRIBED AS THE SOUTHERLY 58 FEET OF LOTS 21
AND 22, KNUTSEN TRACT.
WHEREAS, the Planning Commission held a public hearing on
October 3, 1989 to receive oral and written testimony on this
matter and made the following Findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-3 and is physically suitable for the type
and density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The subdivision or type of improvements will not conflict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
consistent with applicable elements of the City's General
Plan;
G. The -project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve a
Conditional Use Permit and Vesting Tentative Parcel Map 1/21471
for a 3-unit condominium project at 1101 Valley Drive subject to
the following conditions of approval:

1. The proposed development shall be in substantial conformance
with submitted plans; any modifications shall be submitted to
the Planning Director for approval.
2. The project shal 1 meet al 1 requirements of the Condominium
Ordinance.

Covenants, Conditions, and Restrictions in compliance
with the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permits.
Proof of recordation of approved CC&R's shall be
submitted to the Planning Director within six (6) months
after City approval of the Final Map.
Requirements of Section 7.2-6(G) shall be shown on
structural plans and reviewed at the time of Building
Department Plan Check.
3 . The minimum setback from the 11th Street Right-of-Way shall
be six feet eight inches (6 1 8 11
).
4. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
5 Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director:
a. Precise height shall be reviewed at the time of Building
Plan Check, and plans shall be submitted to the
satisfaction of the Building Director.
6. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
7. Conduit shall be installed in each unit for cable television.
8. Automatic garage door openers for roll-up garage doors shall
be provided.
9. The address of each condominium unit shall be conspicuously
displayed on the 11th street side of the building with 11th
Street addresses externally or internally lit numbers.

b) Plans shall provide the m1n1mum 200 cubic feet of
storage area with a minimum of 100 cubic feet accessible
to the garage.
11. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
Building Permits.
12. The Conditional Use Permit shall be null and void one and
one-half years from the date of approval unless Building
Permits have been obtained and approval of the Vesting
Tentative Parcel Map shall become null and void twenty-four
months from the date of approval unless the the final map is
recorded. The applicant may apply in writing for an
extension of time to the Planning Commission prior to the
date of expiration.
