HomeMy WebLinkAboutPC Resolution 89-78.. 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 RESOLUTION P.C. 89-78 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A TENTATIVE PARCEL MAP #21493 FOR A 2-UNIT CONDOMINIUM PROJECT AT 840 15TH STREET DESCRIBED AS LOT 25, HEFFNER, FIORINI TRACT, M.B. 9-106 WHEREAS, the Planning Commission held a public hearing on October 17, 1989, to receive oral and written testimony regarding an application for a Conditional Use Permit at 840 15th Street and made the following findings: A. The map is consistent with applicable general and specific plans; B. The site is zoned R-2B and is suitable for the type and density of the proposed development; C. The development shall pose no threat to the public safety and welfare; D. The subdivision or type of improvements are not likely to cause serious public health problems; E. The subdivision or type of improvements will not conflict with easements, acquired by the public at large, for access through or use of property within the proposed subdivision; F. Design of the proposed subdivision is compatible and consistent with applicable elements of the City's General Plan; G. The project will conform to all zoning and condominium criteria and as conditioned will be compatible with adjacent residential properties; NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of the City of Hermosa Beach, California, does hereby approve a Conditional Use Permit and Tentative Parcel Map #21493 for -1 - •-' , 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 a 2-unit condominium project at 840 15th Street subject to the following conditions: 1. The proposed development shall be in substantial conformance with submitted plans. 2. Building height shall not exceed 30 feet from the finished floor. a. Any change in building design shall be approved by the Planning Commission. 3. The project shall meet all requirements of the Condominium Ordinance. a. Covenants, Conditions, and restrictions in compliance with the Condominium Ordinance shall be submitted to the Planning Director for review and approval prior to the issuance of Building Permit. b. Proof of recordation of approved CC&R shall be submitted to the Planning Director within six (6) months after City approval of the Final Map. c. Requirements of Section 7.2-6(g) structural plans and revie wed at Department Plan Check. shall be shown on the time of Building 4. Plans shall provide minimum setback of eighteen (18) feet in the front yard. 5. There shall be compliance with all requirements of the Public Works Department and Fire Department. 6. Three (3) copies of a landscaping plan indicating size, type, and quantity of plant materials shall be subm i tted to the Planning Director for review and approval prior to the issuance of Building Permit. a. An automatic landscape sprinkler system shall be provided, and shall be shown on plans. 7. Architectural treatments shall be as shown on building elevations and any modification shall require approval by the Planning Director. a. Precise height shall be reviewed at the time of Building Plan Check, and plans shall be submitted to the satisfaction of the Building Director. 8. Any satellite dish and/or similar equipment shall comply with the requirements of Section 1227 of the Zoning Ordinance. 9. Conduit shall be installed in each unit for cable television. 10. The address of each condominium unit shall be conspicuously displayed on the front street side of the building with externally or internally lit numbers. 12. Two (2) copies of revised plans indicating site, elevation, floor plans shall be submitted for review and approval by the Planning Director prior to the issuance of any Building Permit. a. The front setback shall be a minimum of eighteen (18) feet. 13. Exterior doors to ground floor habitable areas is strictly prohibited. 14. An "Acceptance of Conditions" form shall be executed and submitted to the Planning Department prior to the issuance of the Building Permits. 15. The Conditional Use Permit shall be null and void two years from the date of approval unless Building Permits have been obtained and approval of the Tentative Parcel Map shall become null and void twenty-four months from the date of approval unless the final map is finaled. The applicant may apply in writing for an extension of time to the Planning CoIIDnission prior to the date of expiration. 16. No bathroom shall be allowed on the bottom floor of either unit.
