RESOLUTION P.C. 89-87
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF HERMOSA
BEACH, CALIFORNIA, APPROVING A CONDITIONAL USE PERMIT AND A
VESTING TENTATIVE PARCEL MAP #21575 FOR A 3-UNIT ATTACHED
CONDOMINIUM PROJECT AT 641 6TH STREET DESCRIBED AS LOT 18, AND
PORTION OF LOT 19, DR. DOUGHERTY'S TRACT
WHEREAS, the Planning Commission held a public hearing on
November 21, 1989, to receive oral and written testimony
regarding an application for a Conditional Use Permit at 641 6th
Street and made the following findings:
A. The map is consistent with applicable general and specific
plans;
B. The site is zoned R-2 and is suitable for the type and
density of the proposed development;
C. The development shall pose no threat to the public safety and
welfare;
D. The subdivision or type of improvements are not likely to
cause serious public health problems;
E. The s ubd i vis ion or type of improvements wi 11 not conf 1 ict
with easements, acquired by the public at large, for access
through or use of property within the proposed subdivision;
F. Design of the proposed subdivision is compatible and
cons is tent with applicable elements of the City's General
Plan;
G. The project will conform to all zoning and condominium
criteria and as conditioned will be compatible with adjacent
residential properties;
NOW, THEREFORE, BE IT RESOLVED that the Planning Commission
of the City of Hermosa Beach, California, does hereby approve
a Conditional Use Permit and a Vesting Tentative Parcel Map
1/21575 for a 3-unit condominium project at 641 6th Street
subject to the following conditions:

1. The proposed development shall be in substantial conformance
with submitted plans.
2. Building height shall not exceed 30 feet from the finished
floor.
3. Each unit shall have at least two hundred (200) cubic feet of
enclosed, weatherproofed and lockable storage space . Such
space shall be for the sole use of the unit owner. Two (2)
of the storage space dimensions shall be of the minimum of
two (2) feet and three (3) feet in size.
4. The project shall meet all requirements of the Condominium
Ordinance.
a. Covenants, Conditions, and restrictions in compliance with
the Condominium Ordinance shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permit.
b. Proof of recordation of approved CC&R shall be submitted
to the Planning Director within six (6) months after City
approval of the Final Map.

5. Plans shall provide minimum setback of ten (10) feet in the
front yard.
6. There shall be compliance with all requirements of the Public
Works Department and Fire Department.
7. All trees over six (6) inches in diameter shall not be
removed unless it can be demonstrated that their removal is
an unavoidable consequence of development and that any trees
will be replaced by comparable landscaping.
8. Architectural treatment shall be as shown on building
elevations and any modification shall require approval by the
Planning Director.
a. P~ecise height shall be reviewed at the time of Building
Plan Check, and plans shal 1 be submitted to the
satisfaction of the Building Director.
b. Any change in building design shal 1 be approved by the
Planning Commission.
9. Any satellite dish and/or similar equipment shall comply with
the requirements of Section 1227 of the Zoning Ordinance.
10. Conduit shall be installed in each unit for cable television.
11. Automatic garage door openers shall be provided.

12. The address of each condominium unit shall be conspicuously
displayed on the front street side of the building with
externally or internally lit numbers.
13. Two (2) copies of revised plans indicating site, elevation,
floor plans shall be submitted for review and approval by the
Planning Director prior to the issuance of any Building
Permit.

a. Plans shal 1 clearly indicate the required two hundred
(200) cubic feet of storage for each unit.
Three (3) copies of landscaping plans indicating size, type,
and quality of plant materials shall be submitted to the
Planning Director for review and approval prior to the
issuance of Building Permit.
a. An automatic landscape sprinkler system shall be provided,
and shall be shown on plans.
15. The subject parcel, which is currently two lots (lot 18 and a
portion of lot 19), shall be merged into one lot. The merger
shall be recorded with the County Clerk, and proof of
recordation shall be submitted to the Planning Department.
16. An "Acceptance of Conditions" form shall be executed and
submitted to the Planning Department prior to the issuance of
the Building Permits.
17. The Conditional Use Permit shall be null and void one and
one-half years from the date of approval unless Building
Permits have been obtained and approval of the Vesting
Tentative Parcel Map shall become null and void twenty-four
months from the date of approval unless the final map is
finaled. The applicant may apply in writing for an extension
of time to the Planning Commission prior to the date of
expiration.
