Approval of (a) Resolution P.C. 88-98 denying a variance to construct a new single family dwelling with no guest parking at 1139 6th Street. (b) Resolution P.C. 89-13 denying a variance to add third story and maintain existing nonconforming setbacks at 623 Monterey Boulevard. (c) Resolution P.C. 89-15 approving a Conditional Use Permit for off-sale of beer and wine & Environmental Negative Declara­ tion at 50 Pier Avenue, Pier Market. (d) Resolution P.C. 89-16 approving a Conditional Use Permit & Vesting Tentative Parcel Map #20644 for a 2-unit condominium at 1722 Golden Avenue. (e) Resolution P.C. 89-18 approving a Conditional Use Permit and Vesting Tentative Tract Map #46826 for a 12-unit condominium & Environmental Negative Declaration at 540 1st Street. (f) Resolution P.C. 89-19 recommending approval of the zone change from M-1 & Open Space to Specific Plan Area & En­ vironmental Negative Declaration at 540 1st Street. Section II Communications 5. Anyone wishing to address the Commission regarding a matter not related to a public hearing on the agenda may do so at this time. Section III Public Hearings 6. Conditional Use Permit & Tentative Tract Map #47230 for a 5-unit condominium at 228 Ardmore Avenue and 615 2nd Street (continued from 2/7/89 meeting). Recommended Action: To deny the Conditional Use Permit and Ten­ tative Tract Map. -1 - • 7. Conditional Use Permit & Tentative Parcel Map #20554 for a 2- unit condominium at 2902 Hermosa Avenue. Recommended Action: To approve the Conditional Use Permit and Tentative Parcel Map. 8. Conditional Use Permit & Vesting Tentative Parcel Map #20557 for a 2-unit condominium at 1737 Prospect Avenue. Recommended Action: To deny the proposed design and continue the public hearing. 9. Text amendment regarding nonconforming uses and structures and adoption of the Environmental Negative Declaration. Recommended Action: To recommend adoption of said text amend­ ment and approval of the Environmental Negative Declaration. 10. Text amendment regarding height of hedges and fences and adop­ tion of the Environmental Negative Declaration. Recommended Action: To be continued to 4/4/89 meeting. Section IV 11. Staff Items a.
