Approval of (a) Resolution P.C. 89-12 denying a Conditional Use Permit & Tentative Tract Map #47230 for 5 unit condominium at 228 Ardmore Avenue & 615 2nd Street. (b) Resolution P.C. 89-15 approving a Conditional Use Permit for off-sale of beer and wine & Environmental Negative Declara­ tion at 50 Pier Avenue, Pier Market. (c) Resolution P.C. 89-21 approving a Conditional Use Permit & Tentative Parcel Map #20554 for a 2-unit condominium at 2902 Hermosa Avenue. (d) Resolution P.C. 89-22 recommending approval of the text amendment regarding nonconforming uses and structures & En­ vironmental Negative Declaration. Section II CoDDDunications 5. Anyone wishing to address the Commission regarding a matter not related to a public hearing on the agenda may do so at this time. Section III Public Hearings 6. Conditional Use Permit & Vesting Tentative Parcel Map #20557 for a 2-unit condominium at 1737 Prospect Avenue (continued from 3/ 7/89 meeting). Recommended Action: To deny the Conditional Use Permit & Vest­ ing Tentative Parcel Map. 7. Conditional Use Permit & Parking Plan to allow outdoor dining and adoption of the Environmental Negative Declaration at 2205 Pacific Coast Highway, Numero Uno Pizzeria. Recommended Action: To deny the Conditional Use Permit and Parking Plan. -1 - 8. Zone change from R-2, M-1 and Open Space to either R-1, R-2, Specific Plan Area or to such other zone as deemed appropriate by the Planning Commission & Environmental Negative Declaration at 603 First Street. Recommended Action: To recommend rezoning the subject area to Specific Plan Area & adoption of the Environmental Negative Declaration. 9. First quarter General Plan amendments: a) General Plan redesignatin and zone change from Medium Densi­ ty, R-2, to General Commercial, C-3, or to such other zone b) c) d) C f) as deemed appropriate by the Planning Commission and approv­ al of the Precise Plan & Environmental Negative Declaration at 1107 Pacific Coast Highway (Lot 4, Block 1, Tract 6851 only). Recommended Action: To recommend approval of said General Plan Amendment, zone change and Precise Plan & adoption of the Environmental Negative Declaration. General Plan redesignation from Low Density to High Density & Environmental Negative Declaration for area 6. Recommended Action: To recommend approval of said General Plan amendment & adoption of the Environmental Negative Declaration. General Plan redesignation from Low Density to Medium Densi­ ty & Environmental Negative Declaration for area 10. Recommended Action: To recommend approval of said General Plan amendment & adoption of the Environmental Negative Declaration. General Plan redesignation from General Commercial to Low Density and High Density & Environmental Negative Declara­ tion for area 12. Recommended Action: To recommend approval of said General Plan amendment & adoption of the Environmental Negative ·Declaration. To repeal the Specific Plan Area, amend the General Plan to General Commercial, and to rezone to C-2 or to such other zone as deemed appropriate by the Planning Commission for the privately owned portion of Biltmore Site & to adopt the Environmental Negative Declaration. Recommended Action: To recommend redesignating and rezoning to General Commercial, C-2 & adoption of the Environmental Negative Declaration. General Plan amendment to consider the location and policies regarding Multi-Use Corridor and to consider a Specific Plan Area & Environmental Negative Declaration. Recommended Action: To recommend designating a portion Com­ mercial Corridor and the remainder Residential & adoption of the Environmental Negative Declaration. -2 - • Section IV Bearing 10. Hearing of determination for lot merger group L.M. 89-1. Recommended Action: To merge the lots. Section V 11. Staff Items a. Tentative Future Planning Commission agenda. b.
