Note: No Smoking is allowed in the Council Chambers Section I 1. Pledge of Allegiance 2. Roll Call 3, Approval of Minutes of February 3, 1987 4. Approval of Resolution P.C. 87-2, approving a Conditional Use Permit for new and used automobile sales at 840 Pacific Coast Highway, Casey's Isuzu; Resolution P.C. 87-8, approv­ ing 3 dwelling units as the legal use for property at 63 - 9th St. & 58 -10th Ct; Resolution P.C. 87-9 recommending that City Council amend Article 10, Section 10.8 of Zoning Ordinance regarding sale of gasoline in conjunct ion with alcohol & hourly parking limitation for off-sale liquor establishments; Resolution P.C. 87-10 denying an appeal to require an Environmental Impact Report for a 6 unit apart­ ment project at 933 -6th Street; Resolution P.C. 87-11 recommending that City Council amend Section 206 of Zoning Ordinance to modify the definition of an urban block in relation to the Zoning Ordinance and the Subdivision Lot Merger Ordinance. Section II 5. CoDDunications Anyone wishing to address the Commission regarding an item not on the agenda may do so at this time. Section III Public Bearings: 6. Conditional Use Permit, Tentative tract Map #18414 & Nega­ tive Declaration for a 2-Unit Condominium Project at 645 - 1st Place. Recommended Action: To approve the C.U.P., Tentative Tract Map & Negative Declaration. 7. Variance & Negative Declaration to Construct a Dwelling Unit and to Maintain the Existing Garage which Encroaches Into the Required Parking Setback & to Provide No Guest Parking Space at 3323 The Strand. Recommended Action: To approve the variance, subject to conditions, & the Negative Declaration. -1 - ., 8. Text Amendment to Allow Fences to Exceed the Maximum Height with the Approval of a Conditional Use Permit. Recommended Action: To approve recommendation that walls, fences, or hedges may exceed height limit in residential, zones if C.U.P. granted; walls, fences or hedges exceeding 36" in commercial and manufacturing zones shall require a C.U.P.; any walls, fences or hedges with i n the Open space zone shall require a C.U.P. 9. Text Amendment Recommending Adoption of Ordinance Authoriz­ ing the Exemption from Procedures in the Municipal Code when a Person Voluntarily Applies for a Lot Merger of Two (2) or More Contiguous Parcels. Recommended Action: To approve recommendation. 10. Text Amendment Recommending Adoption of Ordinance prohibit­ ing the Separate Sale or Separation of Contiguous Lots when a Single Improvement Straddles the Dividing Property Line.
