3. Approval of Minutes of June 2, 1987
4. Approval of Resolution P.C. 87-29 recommending approval of
Text Amendment to definition, location, & computation of
Open Space; Resolution P.C. 87-34 denying a variance to
encroach into required 17' setback & to provide less than
required ground level Open Space at 3104 Ingleside; Resolu
tion P.C. 87-35 approving an amended Conditional Use Permit
to change use and to allow minors at 8 Pier Avenue, Hennes
sey's Tavern; Resolution P.C. 87-36 recommending approval
of Text Amendment to Height in all residential & commercial
zones and Resolution P.C. 87-37 interpreteting the project
at 2524/2526 Hermosa Avenue to be in conformance with pro
visions of the Zoning Code.

Anyone wishing to address the Commission regarding a matter
not related to a public hearing on the agenda may do so at
this time.
Section III
Unfinished Business (MATTERS CONTINUED FROM 6/2/87 MEETING)
6. Memorandum from City Attorney re: constitutionality of pro
posed standard condition of approval for condominiums to re
quire that City Staff, with notice, may enter dwelling.
Recommended Action: To receive and file.
7. On-shore facilities for off-shore oil drilling.
Recommended Action: To determine that amending the Zoning
Ordinance to prohibit on-shore facilities for off-shore oil
drilling is unnecessary.

8. Memo from Staff re: Noise generated by deliveries to Von's
Market.
Recommended Action: To direct Staff to refer this complaint
to Police for enforcement of Chapter 20-2(a) of Zoning Code.
9. Memo from Staff re: outdoor sales in commercial zones.
Recommended Action: To direct Staff to send a letter to cor
respondent that this use is prohibited in any zone and the
P.C. does not desire to consider this matter any further at
this time.

10. Staff Items
-Memo from Staff June 23rd City Council meeting -Planning
Commissioner liaison
Recommended Action: If deemed necessary, determine who shall
be the liaison.
11. Commissioner Items

Recommended Action: To receive and file.
Section V
Public Hearing:
12. Certification of Draft Environmental Impact Report for pro
posed General Plan amendment and zone change for portions of
the Atchison, Topeka & Santa Fe Railroad right-of-way from
Open Space to residential and commercial.
Recommended Action:
1. To receive Staff's Comments to Draft E.I.R., to receive
Comments of Hermosa Beach citizens and all others, and to
have the Planning Commission Comment.
2. To continue to June 18, 1987 for final Comments.
