1. Pledge of Allegiance
2. Roll Call
3. Approval of Minutes of April 7, 1987
4. Approval of Resolution P.C. 87-19 recommending that City
Council approve a zone change from R-1 to C-3 for rear 1/2
of Lot 2, Heffner, Fiorini, Allen Tract at 1514 P.C.H.;
approval of Resolution P.C. 8-20 recommending that City
Council approve a Precise Plan for rear 1/2 of Lot 2 at
1514 P.C.H.; approval of Resolution P.C. 87-21 approving a
Conditional Use Permit & Tentative Tract Map #17663 for a
3-unit condominium project at 1430 Hermosa Avenue; and ap
proval of Resolution P.C. 87-22 approving a Conditional Use
Permit & Tentative Tract Map #45183 for a 6-unit condomini
um project at 1522-1524,1530 Loma Drive.
Section II
5. Communications
Anyone wishing to address the Commission regarding a matter
not related to a public hearing on the agenda may do so at
this time.
Oral request from Ermanno Tolot of Ermanno's T.V.
requesting that the Planning Commission consider adding
video sales as a permitted use in the C-1 zone.
Section III
Public Bearings:
6. Variances for Use, Parking, Usable Open Space, Lot
Coverage, Yards & Lot Width at 2300 Ozone Court (continued
from March 3, 1987 meeting). Memorandum from City Attorney
giving opinion as to how Section 1302 of the Hermosa Beach
Municipal Code applies to this project.
Recommended Action: To continue to a specified or un
specified date with renoticing to be done at applicant's
expense.

7 . Conditional Use Permit & Negative Declaration to allow
beer/wine at 337 Pier Avenue, Thai Top Restaurant.
_R_e_c_o_mm_e_n_d-e_d __ A_c_t_i_o_n: To approve C.U.P. & Negative
Declaration.
8. Variance to allow pool equipment to encroach into rear and
sideyard setbacks at 489 -25th Street.
Recommended Action: To deny variance.

Memo from Staff re: Planning Commission/City Council
Subcommittee meeting dates & Staff Report, dated 4/8/
87, to City Council noting additional items requested
by City Council for study but not included on Planning
Commission's Prioritization List.
Memo from Staff re: Planning Agenda items scheduled for
April 28th City Council meeting -Planning Commission

Copy of letter sent by Staff to John Hales re possible
land use inconsistencies in his neighborhood
