4. Approval of
(a) Resolution P.C. 88-55 approving a Conditional Use Permit &
Tentative Parcel Map #19728 for a 3 unit condominium at 845
15th Street.
(b) Resolution P.C. 88-59 approving a variance to allow garage
to encroach into the 17' parking setback & Environmental
Negative Declaration at 20 4th Street.
(c) Resolution P.C. 88-60 approving a Conditional Use Permit &
Vesting Tentative Parcel Map #19520 for a 2 unit condominium
at 1021 Loma Drive.
(d) Resolution P.C. 88-61 approving a Conditional Use Permit &
Tentative Parcel Map #19594 for a 3 unit condo at 521 11th
Street.
(e) Resolution P.C. 88-62 denying a Conditional Use Permit &
variance to allow sale of beer & wine within 100' of
residential use at 1325 Hermosa Avenue.
(f) Resolution P.C. 88-63 approving a Conditional Use Permit to
allow elementary school & adopt an Environmental Negative
Declaration at 1800 Prospect Avenue.
(g) Resolution P.C. 88-65 recommending rezone of sub-area 8A to
R-2B & sub-area 8B to R-1.

Recommended Action: To approve the Conditional Use Permit &

Recommended Action: To approve the Conditional Use Permit &
Tentative Parcel Map.
8. Conditional Use Permit & Tentative Parcel Map #19868 for a 2
unit condominium project at 858 Loma Drive.
Recommended Action: To approve the Conditional Use Permit &
Tentative Parcel Map.
9. Text amendment to zoning ordinance regarding height of hedges
and fences & adopt an Environmental Negative Declaration.
Recommended Action: To recommend adoption of said text amend
ment & Environmental Negative Declaration.

Hearings
10. Request for interpretation of architectural projections within
the 17' garage setback at 905 15th Place (continued from 7/19/
1988 meeting).
11. Hearing for determination of lot merger group L.M. 88-5 (con
tinued from 6/21, 7/5 & 7/19/1988 meeting) & L.M. 88-6 (con
tinued from 7/19/1988 meeting).
Recommended Action: 1) To approve the merger with lot line ad
justment at 3001 The Strand. 2) To merge the lots at 2532 Her
mosa Avenue.
12. Study of view blockage & height measurement method (continued
from 7/5 & 7/19/1988 meeting).
Recommended Action: To direct staff to bring back text
amendment.
13. Third quarter General Plan review -redesignate area 9B & area 7
from Low Density to Medium Density.
Recommended Action: To set for public hearing on 9/6/1988.
14. Appeal of the Building Officials application of Section 306 of
the zoning code for property located at 2930 The Strand.
Recommended Action: To uphold the decision of the Building
Officials.
15. Auto dealership in C-2 zone.
Recommended Action: To set for public hearing when available.
16. Status report for 23-25 22nd Street -Martha's.
